Historic neighborhood driven by community
Like many neighborhoods outside of Downtown Austin, St. Johns has experienced changes due to real estate prices. “Every day, investors are buying there,” says Renata Dovzak, a broker at Renata Realty who grew up in Austin. “They’re either renovating or tearing down and rebuilding.” One of Austin’s oldest neighborhoods, St. Johns has a rich history dating back to a century ago when freed enslaved people first purchased the neighborhood. Local community advocates, like Thelma “Grandma Wisdom” Williams, share the story of the neighborhood while also championing its future. A community-driven plan for the former Home Depot is currently in development, it includes affordable housing, particularly accessible to current and past neighborhood residents.
Ranch-styles that are being redone
The original ranch-style houses in St. Johns are typical wood-frame, brick and board-and-batten homes built in Central Austin over the past 100 years. Most residences in the neighborhood were rentals and have seen numerous occupants over the years. That wear and tear is causing many homes to be completely torn down. “Brand new modern homes are going up and they’re close to one million or higher,” Dovzak says. “A teardown can go for half a million because you’re getting a lot that you can then build two homes on.” Dovzak calls this “condo-izing.”

Schools with a focus on Higher Education
St. Johns students can begin their education at Pickle Elementary, which receives a C rating on Niche, as does Webb Middle School. At Northeast Early College High School, students can earn college credit and graduate with an associate degree. It earns a B-minus rating.

Close to The Linc shopping complex
Less than two miles away, The Linc complex offers plenty of choices when it comes to shopping, dining and entertainment. For example, there’s the Austin Film Society Cinema, a movie theater and nonprofit supporting future filmmakers. For a night out, residents can stay in the neighborhood for authentic Tex-Mex at La Palapa Restaurant — especially if it’s karaoke night. Grocery shopping is also close by at HEB and Walmart, both less than 2.5 miles away.

Grant funded park restoration
In 2019, St. John's Park received the first-ever Austin Parks Foundation’s ACL Music Festival Impact Grant of $100,000. While the park was once just a closed-down swimming pool, it now has a playscape, water fountain, swing set, and pavilion. For a dog-friendly park, Buttermilk Neighborhood Park is also in the neighborhood and is ideal for walking on the Buttermilk Branch Greenbelt trail.

Travel that's convivence for commuters
St. Johns is bordered by Research Boulevard (also known as Route 183), Highway 290 and Interstate 35; these arteries will get commuters nearly anywhere they need to go including Silicon Hills, Houston and Mexico. There are planned transportation improvements to increase safety and mobility in the neighborhood, such as bike lanes and relocated bus stops.

Events that support residents
Celebrating its 18th year in 2023, HopeFest takes place at Northeast Early College High and features over 150 vendors, like health services and employment opportunities, to support residents. There is also free food, live music and ministry. In April, the annual St. Johns Unity Walk from Webb Middle to Northeast Early College High is now followed by KidsFest, an event with resources for families as well as children’s activities.
