Close community in a quiet suburban setting
The quiet streets of Shady Hollow feel far removed from busy city life. However, Downtown Austin is just around 14 miles away, so the neighborhood is popular with families who want to be close to amenities but still find deer roaming in their spacious backyards. “This is the kind of neighborhood where you’ll see a lot of kid activity and people walking their dogs” says Lori Steinbarger, a Broker Associate at All City Real Estate and Shady Hollow resident. “There are big wide open streets and well-lit areas.” The community is united through the schools and homeowner associations and parents volunteer in the neighborhood swim team, the Shady Hollow Stingrays, which has been competing since 1984. Homes come in a range of styles and prices depending on subdivisions, but what they all have in common is a sense of suburban peace.

Spacious subdivisions ranging in price
Since different sections of the neighborhood were built by different builders, the more northern sections feature older homes from the 70s. Further out, more homes were built in the 90s. Mostly consisting of stone and brick ranch-styles, some homes have already been renovated but others might need some updates, which might be reflected in the price. Houses range from just under $400,000 for a 3-bedroom and go into the mid to low millions for a 5-bedroom. “Shady Hollow has a wider range of home values,” Steinbarger says. “There’s first time buyers, retirees and growing families.” The cost tends to be the highest in the esteemed Shady Hollow Estates subdivision. These prices likely include a spacious lot, big enough for a backyard pool, trampoline or patio.

The three Bs of the Austin Independent School District
Schools in Shady Hollow are known as the three Bs: Baranoff Elementary, scoring an A-minus rating on Niche; Bailey Middle, scoring a B and Bowie High. The A-rated high school is the largest in Austin and offers 50 advanced honors courses. While there can be a lot of divergence in the Austin Independent School District, most students in the neighborhood attend the same three schools which helps to create and sustain a close community, especially since some homes are within walking distance to Baranoff.

Open spaces turned into small neighborhood parks
Bumping up against Baurle Ranch Park, green spaces and proximity to nature is a big draw for residents. Developers and community officials in Shady Hollow carved out open spaces and, rather than saturating the neighborhood with homes, converted these lots into small neighborhood parks. Shady Hollow West Nature Preserve, Gatling Gun Park, Capistrano Park and Southland Oaks Neighborhood Park offer a community center, swimming pool, tennis and basketball courts and paved hike-and-bike trails. Homeowner association fees go toward maintaining these amenities. There are multiple pools in the neighborhood with two separate swim teams, “We’re all neighbors, we’re all friends but we also get to compete against each other on the swim teams,” Steinbarger says.
There are plenty of paved walking trails available in the Shady Hollow West Nature Preserve.

Keeping Austin Weird with backyard concerts
Shady Hollow feels like old-school Austin before the city grew so quickly. For example, there’s a house in the neighborhood that puts on concerts around eight times a year in their backyard. It’s by invitation only but draws a crowd of 100 or so people. During the spring and summer, the community center’s calendar is jam-packed with indoor yoga and Jazzercise classes, an outdoor Camp Gladiator bootcamp and swimming lessons.
Shopping and dining just a short drive away
There are grocery store options on either side of Brodie Lane. The H-E-B is toward Circle-C and Randalls is at the corner of Brodie Lane and West Slaughter Lane. The Shops at Abor Trails not only has a Costco and Whole Foods, but also eateries like Kerbey Lane Cafe and Mandola’s Italian Kitchen. Across from the highway, Escapement Boulevard has even more shopping and dining options and an Alamo Drafthouse, an Austin-based movie theater chain.
Live music, comfort food, and drinks can be found at the Armadillo Den.
H-E-B grocery is frequented by Shady Hollow residents for their grocery needs.

Driving the MoPac and its new extension
To get from Shady Hollow to Downtown or a northern part of the city, residents can go out through West Slaughter Lane and get to the MoPac express that way. Or, in the case of bad traffic, they can go south on Brodie Lane, turn on 1626 and swing around to the new Mopac extension (which is a toll road.)
