An escape from city life

With expansive parks, trail systems and the eponymous creek, Slaughter Creek is a growing community. Yet, “It has a very established feeling,” says Maura Hawkins, a Coldwell Banker Realtor with 30 years of experience. With outdoor amenities and more, living in Austin's outskirts is a welcomed escape from the city. Along with a slightly lower cost of living comes homes that are more affordable, they offer more square footage and larger front and back yards. No matter where residents live in Slaughter Creek, they can walk or bike to a neighborhood park, or even the sprawling Bauerle Ranch Park. While it’s surrounded by green space, proximity to I-35 means the neighborhood is also close to plenty of shopping and dining options.

Contemporary Craftsman with stone details

Within Slaughter Creek, there are many smaller subdivisions like Great Oaks at Slaughter Creek and Mercado Heights. “It’s not cookie-cutter,” says Hawkins. “Each division has its own personality.” Many homes in the neighborhood are brick contemporary Craftsman with large garages and often feature a stone veneer and masonry siding. The grids of houses often result in a cul-de-sac. A 1985 three-bedroom, two-bathroom home on a wooded lot will sell for around $350,000 while a 2007 4-bedroom, 3-bathroom home in the desirable Broadie Springs subdivision could go for as high as $980,000.

Trails that go through all terrains

The Slaughter Creek hike and bike trail in Bauerle Ranch is a 3.3-mile loop. It’s a rocky path that traverses a variety of terrain, through forest, patches of colorful wildflowers and along a dry creek bed. Slaughter Creek also has plenty of pocket parks, like Olympic Heights on the southside of the neighborhood. It’s named for three streets that form a triangle around the park: James Bausch, Jim Ryun and Johnny Weismuller Lanes. On the northern end of the neighborhood, there are outdoor spaces like Howellwood Park and Lindshire Park, which has a pond brimming with ducks.

19th century school now modernized with murals

Manchaca Elementary is located near the southern end of Slaughter Creek. It’s one of the oldest schools in this part of Austin and started out as a one-room, wood-framed schoolhouse at the end of the 19th century. Now, it’s part of the Austin Independent School District. The modern building is decorated with murals and surrounded by patches of wildflowers and vegetable gardens. Both Manchaca Elementary and Paredes Middle have a C-plus rating on Niche. Akins High scores a B overall.

Budding bar and beer garden scene

Slaughter Creek is beginning to build their bar and beer garden scene on Menchaca Road. South Austin Beer Garden is a spot where residents of Slaughter Creek can get a drink and hit up a food truck without sitting in ATX traffic. The owners of Lustre Pearl in East Austin also decided to open an outpost in far South Austin. For a meal out, there are options such as the original Texican Cafe location. But for a meal in, grocery shopping can be found at H-E-B, Target and Sam’s Club just over three miles away.

Less than 15 miles to Downtown

The sidewalks in residential areas and parks are consistent and well-maintained, “It’s a very walkable area,” says Hawkins. However, a car is necessary for getting to shops and restaurants. Downtown Austin is less than 15 miles away via the Mopac Expressway.
