Getting around South Congress
SoCo is a quick shot to and from Downtown Austin, with easy access to three main freeways: Interstate 35, Interstate 290 and the Texas 1 Loop. South First Street, Congress Avenue and Lamar Boulevard are all viable alternatives to I-35 or Loop 1 when traffic slows to a crawl. Public transportation is also readily available, with CapMetro bus stops dotting South First Street and Stassney Lane.Old gives way to new in SoCo
While many think of SoCo as an attractive area for tourists, a good amount of housing is available, though prices are rapidly climbing. "The highest barrier of entry is pricing," says Grossman. "Those who love the Austin-weird charm of Craftsman bungalows built in the 1900s may not like all of the million-dollar new constructions being built." Though quite a few have been bulldozed in favor of modern estates, many Craftsman-style homes dating back to the 1920s remain. That being said, the sleek, modern and contemporary homes are popular, with plenty of natural light shining through large glass windows. Modern condominium buildings are scattered throughout the area as well. Prices range from $245,000 for a condo unit to $3.9 million for a meticulously designed modern estate.South Congress education
Children who live in SoCo attend Dawson Elementary School, which has an overall Niche grade of C-plus. Next, they attend Bedichek Middle School, which has an overall Niche grade of C-plus. Teenagers attend Crockett High School, which has an overall Niche grade of B. SoCal is also home to the Texas School for the Deaf, one of the largest schools for hearing-impaired students in the country, on the northwest end of Congress Avenue. For those wishing to pursue higher education, the stately campus of St. Edward's University lies just to the southeast.Stroll along Lady Bird Lake
There are plenty of green spaces and opportunities for outdoor recreation in SoCo. "I loved being able to walk to the Ann and Roy Butler Hike-and-Bike Trail and the Lady Bird Lake Boardwalk," says Grossman, who used to live in the community. The urban path meanders for 10 scenic miles along the south shore of the Colorado River. Gillis Neighborhood Park is also within the community and offers playscapes, walking trails and a public swimming pool.Experience Austin's music scene
Austin is known for its lively music and art scene, with famous murals and trendy galleries lining South Congress Avenue. Austin is a hotspot for festivals, including Austin City Limits, South by Southwest and the Austin Food and Wine Festival, many of which occur in or around SoCo. On the first Thursday of every month, South Congress becomes a hub for street performances, artisan vendors and vintage pop-up shops. Locals head to The Continental or C-Boy's Heart and Soul to get their live music fix. Those wishing to take the stage themselves can do so at Ego's, a cozy dive bar with nightly karaoke.Taste South Congress
The list of SoCo restaurants, bars, clubs and cafes is endless. Locals can start their days at Jo's Coffee, home of the famous "I Love You So Much" mural. The boutique hotels on South Congress house some of the most popular eateries. Cafe No Se is a popular spot for brunch, while a steak dinner is on the menu at Maie Day—both located in the South Congress Hotel. For oversized, New York-style pies, locals flock to Home Slice Pizza, a neighborhood staple. "Perla's has these giant oak trees, a nice outdoor patio and incredible seafood," says Grossman. And when dessert cravings hit, they head to Amy's Ice Creams to sample their inventive flavors. For weekly shopping and routine errands, H-E-B is the largest grocery store in the area. "They recently built this huge retail complex on South Congress called Music Lane," says Grossman. "It's really high-end, with a Lululemon, Nike, Soho House, Equinox and a great Mediterranean restaurant called Aba."
