Living on the lakefront in Riverlakes
Riverlakes is a master-planned, gated community, with rows of Mediterranean-style homes against a large, manufactured lake surrounded by golf course views. With a community-oriented HOA, residents have access to numerous private amenities, including a clubhouse and a Beachclub, with multiple swimming pools and spas. In one of the most desirable areas of the city, Riverlakes offers easy transportation access and is near some of the city's high-performing schools, as Bakersfield continues to grow toward the northwest.
Home costs and neighborhood architecture
In Riverlakes, you can find architectural styles, such as contemporary, Mediterranean and Spanish Revival homes. Many houses have stucco exteriors, terracotta roofs and palm trees. Some waterfront homes feature private boat docks on the community lake. "Houses back right up to the lake, so they have access out their back door," says Autumn Mitchell, a Bakersfield native and Realtor with Scott Tobias Real Estate. Other houses have swimming pools and private balconies with stunning views of the lake. "Everyone wants to move to Riverlakes for the lakefront lifestyle," Mitchell says. "It's one of the largest manmade lakes in Bakersfield and features quite a few amenities, like two big swimming pools and hot tubs."
This neighborhood has a high percentage of both renters and homeowners. Single-family home prices range from the mid $300,000s to the upper $600,000s. Monthly HOA fees typically fall between $50 and $65 per month. While considerably lower than California averages, these values are significantly lower than those of other master-planned communities, such as Seven Oaks. Prices are also higher than in entry-level neighborhoods in the southeast, like Southgate.

The neighborhood’s HOA offers numerous recreational amenities for residents. The main highlight is the private 17-acre lake, which is suitable for bass fishing, kayaking and electric boats. There is a walking path that meanders along the lake’s border for early morning strolls. The Links at Riverlakes Ranch Golf Course is an 18-hole course on a canal with lakes, fountains, redwood trees and a night-lit driving range. Membership in the community’s Beachclub includes access to a large beach-entry swimming pool, an adult-only spa and children’s areas. The community also features a private clubhouse for resident events and gatherings.
Highly rated schools in Kern High School District
The Norris Elementary School District and the Kern High School District both serve the neighborhood. School choice options include intradistrict and interdistrict transfers. The Kern High School District uses a lottery system for incoming first-year students during its open enrollment period. Students attend highly rated options, such as William B. Bimat Elementary School, Norris Middle School and the top-rated Centennial High School. "People around Bakersfield choose their homes based on the high school district. Centennial High School, specifically, is known for its robotics program," Mitchell says. "The location is great for getting places. Most people want to live on the northwest side of town because of the school districts and because the city is growing toward Shafter."

Golden Empire Transit bus system provides public transportation, with bus stops along Coffee Road. Commuting by car is also a convenient option, with state Route 99 heading southeast toward the city center. Riverlakes is roughly a 15-minute drive from Downtown Bakersfield, which has country music halls and live music venues, such as the Historic Bakersfield Fox Theater. Los Angeles is within a two-hour drive. About 7 miles northeast, Meadows Field Airport provides convenient flights to other U.S. cities."The location is great for getting places.
