Three communities with different price points
Each of San Trope's three gated communities offers a tropical resort feel, with palm trees, fairway views and Mediterranean-style single-family homes built between the early 2000s and late 2010s. Common features of homes include terracotta-tiled roofs, stucco exteriors and arched doorways, as well as painted-clay tile details. Attached garages and driveways are standard, and open, well-paved streets are generally lined with narrow sidewalks.In Bellagio, single-story homes have two to three-bedrooms in layouts of 1,400 to 2,000 square feet, and don't have much room for landscaping. "These attract 55-plus homebuyers because they have little to no yards,” says Judy Miller, a Realtor with Coldwell Banker Preferred Realtors who’s sold homes here for 26 years. Homes in Bellagio range from $350,000 and $450,000, depending on size, and monthly homeowners association fees of $190 to $210 cover community amenities like a shared pool.
“Homes in Legends tend to be larger with central courtyards and a separate guest house called 'casitas,'" Miller continues. "These separate living spaces can be used for adult children, in-laws or as a private office." The houses in Legends rarely come on the market, and the one listing in the past year had an asking price of around $600,000.
The Islands community offers large custom homes between 3,000 and 3,800 square feet that sit on lots between a quarter to a third of an acre. Prices range from $700,000 to $950,000, depending on a home's amenities, and additional monthly HOA fees of $80 to $160 cover security.
Golf lessons at The Links at RiverLakes Ranch
The Links at RiverLakes Ranch golf course sits in the community’s center. “It’s a public course,” Gordon says, “so you can have golf course living where you take your own cart to the clubhouse, and you don’t need to pay for a membership.” Residents who choose to become members, though, get unlimited access to the course and can sign up for private instruction. The course's Junior Golf Academy teaches kids how to play and compete. Nearby, there are several parks with playgrounds and sports fields, including the 8-acre RiverLakes Ranch Park, which also has a community center with an indoor gym.
Glow Ball Golf Tournament at The Links at RiverLakes Ranch
Members of the RiverLakes Ranch Golf Club can participate in events like the annual RiverLakes Amateur Championship and the Glow Ball Golf Tournament, where golfers play in the dark with glowing golf balls. The Links Grill has food specials for holidays like Independence Day and Mother’s Day. Residents can also head downtown for popular events like VillageFest, an annual beer and wine festival at the Kern County Museum.Fairway views at The Links Grill
The Links Grill in the golf course’s clubhouse serves breakfast and lunch sandwiches overlooking the 18th hole. The neighborhood's Plaza at Riverlakes shopping center has several more restaurants, like the family-owned Old River Grill, serving American comfort food in a diner atmosphere. Social House Kitchen and Bar offers bar food and cocktails and has sports games on TV. The nearby Northwest Promenade has big-box stores like Target and The Home Depot, and national retailers like Ulta Beauty. Nearby grocery stores include Save Mart, Albertsons and WinCo Foods, and residents can also pick up fresh produce from the weekly Riverlakes Farmers Market at Centennial High.We the People at Centennial High
Local kids can start school at Endeavor Elementary, which earns a B-plus from Niche, and then attend the A-minus-rated Fruitvale Junior High. At the A-minus-rated Centennial High, students can participate in We the People, a team that competes in mock congressional hearings to demonstrate their knowledge of the United States Constitution; in 2024, the team traveled to Washington, DC, to compete in the national competition. Other student activities include the Engineering Club, the Thriftcyle Club and the Golden Chords.Near Rosedale Highway
Rosedale Highway is around a mile away and Golden State Highway is 3 miles away; both lead 7 miles to downtown Bakersfield. The Golden Empire Transit bus makes stops on Hageman Road. Bike lanes make the area friendly for cyclists, and sidewalks here are used more for walking the dog than going to nearby amenities. Bakersfield Family Medical Center has primary and urgent care nearby, and Dignity Health Mercy Hospital Southwest is 5 miles away. Meadows Field Airport is a 6-mile trip.Top-ranked for air pollution
