Ample amenities and gated communities in a master-planned development
Boasting spacious modern homes, paved sidewalks on curvilinear streets and ample green space studded with palm trees, Seven Oaks is a prime example of the master-planned developments on the rise in Bakersfield.
Designed about 30 years ago at the edge of the city’s expansion into the San Joaquin Valley, Seven Oaks is a walkable web of subdivisions, gated communities and small neighborhood parks. Residents of the master-planned community enjoy private sidewalk-lined streets that make it easy to bounce between neighbor’s homes and nearby relaxation and recreation. “Seven Oaks is anchored by a best-in-class country club and a 27-hole golf course,” says William Gordon, a Watson Realty agent and lifelong Bakersfield resident. “It’s the premier lifestyle destination for those looking to take advantage of the best Bakersfield has to offer.”

Mediterranean villas and Spanish-style bungalows
Punctuating the private drives and cul-de-sacs, Mediterranean Revivals with stucco siding and red-tiled roofs are neatly arranged on lots averaging a quarter acre. Many homes feature in-ground pools, driveways leading to multicar garages and roofs equipped with solar panels to soak up the sun while offsetting energy bills. Prospective buyers can expect to pay a premium: The median price for a single-family home in Seven Oaks is $635,000 — almost double the average home value across Bakersfield. Properties in Seven Oaks range from $450,000 for a Spanish-inspired, three-bedroom house, up to more than $1 million for a 4,000-square-foot villa with a palm-shaded courtyard and heated swimming pool.

Scenic strolls in neighborhood green spaces, plus The Park at River Walk
As a planned community, Seven Oaks has multiple playgrounds within walking distance. Windermere Park features a covered pavilion, basketball hoops and a large field for a game of fetch with Fido. Windsor Park offers many of the same amenities, plus a paved walking trail around the park’s perimeter. And on the neighborhood’s edge near the banks of the mountain-fed Kern River, The Park at River Walk offers an amphitheater surrounded by manmade lakes and fountains. Concertgoers fill out the park for special events, while joggers and cyclists dart through trails winding across cobblestone creeks around illuminated water features. Although membership to the eponymous Seven Oaks Country Club isn’t essential, many neighbors join for golf, pickleball and tennis.

Low crime, high pollution
Although crime is low in Seven Oaks, scoring a 1 on the CAP Index, Bakersfield still contends with some of the worst air pollution in the country. Nearby oil refineries and farms — the financial lifeblood of the region — also cast a dark shadow on quality of life. “In winter we have more smog issues. In the spring and fall, it’s the farming that causes dust, particularly when almonds are harvested,” Gordon, the local Realtor, says. “The climate and air quality keep things affordable.”

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
