More land with lower taxes
Milton, a rural community made up of farmland and small hamlets, sits on the western edge of Saratoga Springs and is likely named for the mills that used to operate in the area powered by local creeks. Today, Milton offers a mix of rural and suburban living with the prime benefit of more land for the money than its well-known neighbor. “In Milton, you’ll find larger lots and no businesses in your backyard,” says Carol Raike, associate broker with Roohan Realty. Larger properties provide more privacy and space for country pursuits, such as horseback riding, hobby farming or recreational snowmobiling. “Proximity to Saratoga Springs is appealing, but some buyers need half to a full or more acres of land,” says Victoria Romeo, real estate broker-owner with Romeo Team Realty. “This is northern horse country, and properties require multiple acres of land to keep horses.” Fortunately, Milton has land in abundance, with lower taxes, too.

Homes in Milton match most home styles buyers find in the Northeast, such as ranches, split-levels and colonials, some built in the 1800s; new contemporary builds; and stunning farmhouses, some of which offer properties upwards of 20 acres. More suburban-style houses often include driveways, multi-car garages and manicured lawns with annuals and bushes. Newly constructed homes often feature high-end kitchens and open floor plans. “The market is competitive in Milton,” Romeo says. “Home building can take up to a year because of land and green space protections. So with a lot of buyers and not a lot of homes, most listings sell within a week.” Ranches, split-levels and colonials can list for between $350,000 and $500,000. Depending on their size, new builds can range between $500,000 and $1 million. Farmhouses with horse barns, large acreages or luxury amenities can run between $1 million and $2 million.

Shopping in Ballston Spa
“Ballston Spa Village is often called a local Saratoga Springs because it has the same historic charm but is not as populated and touristy,” Romeo says. “Front Street has phenomenal restaurants.” Next Door Kitchen and Bar serves locally sourced, seasonal fare and offers the best bourbon collection in the Capital District. Another place to enjoy a cocktail is Front Street Social Club, which features a dark-wood, long-bar, speakeasy interior. Iron Roost specializes in waffles and offers a bright storefront with exposed brick walls. Other businesses like Daisy Dry Goods, which sells antiques, and Anna's Flowers, which features colorful bouquets in the window, are local favorites. And anyone who loves Italian food will not want to miss a meal at Augie’s. For groceries, there’s a Hannaford near the Saratoga County Airport, one on the south side of Ballston Spa and an Aldi in between on Milton Avenue.

Schools that serve Milton
Milton students have several choices for elementary school, including Gordon Creek Elementary, which received a B-minus from Niche. The art learning experience at Gordon Creek is taught by a New York State-certified Visual Arts Teacher and can involve drawing, painting, printmaking and ceramics. Students at Ballston Spa Middle, a B school, can join clubs and organizations that match their interests, such as chess club, garage band, service club and video broadcasting club. Ballston Spa Senior High, another B school, is an International Baccalaureate World School committed to cross-cultural education that allows graduates to study at universities worldwide.

Preserves, parks and playgrounds in Milton
Woods Hollow Nature Preserve is a large natural area within walking distance of many homes and businesses. It features thick woods and miles of hiking trails that circle Ballston Spa Reservoir. Cross-country skiing and fishing are pastimes that visitors can also enjoy. Burgess Kimball Memorial Park near the Saratoga County Airport has a large, grassy field, tennis courts, basketball courts, two baseball diamonds and new pickleball courts. Beside it, the Suzanne Lyall Playground is a large, inclusive play area with swings, a merry-go-round and slides. The playground was developed by the mother of Suzanne Lyall in memory of her daughter who went missing in the 1990s in Albany, where she attended college. The Ballston Spa Country Club is nearby, too, and offers a full 18-hole course, a pro shop and a restaurant.

Summer fairs, markets and fun
The Saratoga County Fair is held every July in Ballston Spa and features animal shows, demonstrations, live music and truck, tractor and lawn mower pulls. The Ballston Spa Farmers Market in nearby Wiswall Park is open from June to September. Food, flowers, baked goods and crafts go on sale Thursday afternoons and Saturday mornings. In August, portions of Front Street are closed off in Ballston Spa for Family Fun Day, with free bouncy houses, face painting, crafts, games and prizes.
Besides grabbing some local produce you can enjoy some music too at the Saratoga Farmers Market.
Every Thursday the Saratoga Farmers Market is open in downtown and Kimball Park.

Highway travel and airport renovation
The Milton area is mostly car-dependent, with State Routes 29, 50 and 67 connecting drivers to the neighboring towns of Saratoga Springs, Amsterdam and Schenectady. Interstate 87, about 3 miles from Milton, leads directly to Albany, a 35-mile drive. Capital District buses run along Route 50 and parts of Geyser Road near the Saratoga County Airport, carrying passengers to popular destinations like Skidmore College in Saratoga Springs and the Wilton Mall. Romeo also says the airport is undergoing a massive $34 million renovation. The new multi-level terminal will feature a restaurant, a rental car office, and a lobby area. A new 20,000-square-foot hangar will be large enough to fit two corporate-sized jets.
Driving thru the western part of Milton you will find endless farms and country to enjoy.
In parts of Milton and Ballston Spa you can catch a bus into Saratoga Springs or Albany.

Naval base and flood risk
Outside the hamlet of West Milton, the Knolls Atomic Power Laboratory tests naval nuclear-powered propulsion units and trains new officers to operate them on U.S. Navy aircraft carriers and submarines. The Navy’s Nuclear Power Training Unit, a military school for these officers, is down the road from the lab. With so many creeks running through Milton, most homes are positioned to avoid flooding except in some areas of Ballston Spa where the Kayaderosseras Creek comes through town. Homeowners in these areas may need to consider flood insurance.
