Row houses and Victorian-style homes in Charm City
Though over 70% of the properties in Waverly are row houses, most homes come with a garage that borders the alleyway. Row houses from the early 1900s feature brick exteriors and compact front porches, and single-family homes include Victorian-influenced architecture with bay windows and steeply pitched roofs. While many of Baltimore’s communities no longer have direct mail service to the front door, in Waverly, “you can still get out and walk off your porch to put a letter in the mailbox,” explains Meredith. On average, three- to four-bedroom homes cost between $250,000 and $300,000 and include at least 1,500 square feet — a contrast to prices in surrounding neighborhoods. “A lot of people buy in Waverly because it’s a lot cheaper than Charles Village,” Meredith says. “The homes are just as big, but it doesn’t have that high $400,000 to $450,000 price tag on it, and it’s very diverse, which is awesome.”Pocket parks and access to the Y at Memorial Stadium
When looking for a quick pocket park in the community, Chestnut Hill includes picnic tables and a small basketball court at the corner of Chestnut Hill Avenue and Frisby Street — but this isn’t the only recreational space nearby. The old Memorial Stadium has since been repurposed to house a castle-style play area and the Weinberg YMCA, bringing a more robust park close to home. “I go to the YMCA across the street all the time,” Meredith says. “They have a swimming pool there, basketball courts, classes for Zumba, pickleball and daycare centers.” For rainy days, the Enoch Pratt Free Library’s Waverly Branch is a mile away and includes regular programming, from art classes to STEAM activities.Walkable schools from Waverly Elementary to Baltimore City College
Students can attend Waverly Elementary/Middle in Baltimore City Public Schools, which earns a C-minus grade from Niche. For high school, the district offers school choice, and one of the nearest options is Baltimore City College, a school earning an A-minus and ranking among the top 70 public high schools in Maryland. As one of the country’s oldest high schools, City maintains both its Gothic architecture and noteworthy reputation, and it offers International Baccalaureate courses for required and elective classes like film and anthropology.Access to the weekly 32nd Street Farmers Market
A favorite year-round activity for locals is the 32nd Street Farmers Market, which operates every Saturday. “People really like the farmers market because everybody has to either hand pick or grow their own food — or do something creative with their own hands and be the originator of that product,” Meredith states. The farmers market also hosts events throughout the year, including a pie contest and readings from local authors. Residents can easily walk or bike to MedStar Union Memorial Hospital and Johns Hopkins University, but CityLink’s Red Line provides service every 10 minutes for those working closer to Inner Harbor. If traveling outside Maryland, Baltimore/Washington International Airport sits less than 20 miles south, easily reached via Interstate 895 or the Baltimore-Washington Parkway.Strip mall with the essentials along Greenmount Avenue
Greenmount Avenue and 33rd Street serve as the main commercial corridors in the neighborhood. The recently renovated Giant Food includes fresh produce and essentials, and locally owned shops like Magic Men’s Wear and Beauty Lane keep style needs close at hand. When looking to dine out, Pete’s Grille is a top spot that has been serving classic diner eats for decades. “You can go in there and get a nice breakfast for under $12,” Meredith says. The PaperMoon Diner is another popular restaurant just south of Johns Hopkins University, about a mile away. Although there are plenty of nightlife spots in neighboring communities, Melba’s Place sits right off Greenmount Avenue and draws in Waverly locals every weekend.
