A kettle and a hoe are part of Cotuit's legacy
Back in the 1600s, Pilgrim settlers came to Cotuit, which was home to the Wampanoag people. An English officer named Myles Standish met with the tribe and negotiated the purchase of Cotuit’s land in exchange for a large brass kettle and a hoe. Today, the waterfront village, which is part of the town of Barnstable in Cape Cod, has around 2,600 full-time residents. “It’s very homey, like a little piece of heaven,” says Julie Thomas, a 12-year resident who works with youth services at the Cotuit Library. “Every time I have lunch, I take walks — I can see flowers blooming and the Nantucket Sound. People are very friendly and outgoing, and there are wonderful families.” Tall trees line the village sidewalks, allowing for shaded strolls to the market or to Kettle Ho, where locals convene in the evenings.

With around 20 beaches in Barnstable, residents have plenty of choices. “Most people go to Loop Beach, though some go to Oregon Beach for more peace and quiet,” Thomas says. “Sometimes they take their boats to Sampson Island. Everyone kind of stays in town, though — they enjoy seeing each other.” At Lowell Park, the Cotuit Kettleers play against other teams in the Cape Cod Baseball League. The Kettleers often win the championship games, and one out of every five players makes it into the major leagues, says Paul Logan, a 28-year resident of Cotuit and treasurer of the league. Outside of baseball and beaches, locals can spend their time playing tennis at the Kings Grant Racquet Club or visiting the library. “We have a patron of the week, and it’s a dog,” Thomas says. “Everyone loves their dogs, and they can bring them to the library.”

A traditional Fourth of July parade brings a crowd
The village of Cotuit holds an annual Fourth of July parade, which draws in locals and tourists alike. In December, year-round residents gather for the Christmas in Cotuit celebration. The event kicks off at the town dock, where Santa arrives in the village by boat, Thomas says. After kids share their Christmas wishes with Santa, they can enjoy games and activities at the Cotuit Library and stroll to shops for holiday treats. The library also organizes fundraisers, including its cornhole tournament and the Cotuit Harvest Festival.
Stuffed quahogs at Kettle Ho
Just a block from Cotuit Bay sits Kettle Ho Restaurant & Taverna, a casual eatery known for its stuffed quahogs. “It’s packed all the time, even in winter,” Thomas says. “It’s basically ‘Cheers’.” The Cotuit Fresh Market, a locally owned general store on Main Street, is well stocked with dry goods, produce and fresh, hot coffee. The Chapman Art Gallery and Isaiah Thomas Books and Prints are along State Route 28. Cotuit’s other restaurant, Villaggio Prime Bar and Grille, is also on Route 28 — locals head there for special occasions. Residents can also drive about 4 miles west to Mashpee Commons, which has a Stop & Shop, high-end retail chains and several more dining spots.

From Cape Cod cottages to estates along the Nantucket Sound
As with other communities on Cape Cod, it’s common to see iconic Cape Cod-style cottages from the early-to-mid-1900s throughout the village. Some boast classic cedar shake siding, while others have wood plank siding. There are also a good number of capes with more recent garage additions and added wings, as well as ranch-style houses from the 1960s onward. Closer to the water, buyers may find antique Gambrel-roofed residences and a few Victorian-era cottages with ornate gingerbread trim. Many of the older waterfront homes have been replaced with modern cape-inspired estates, complete with porches and cupolas that overlook the Nantucket Sound. Housing prices for small cabins and older inland ranch-style homes begin under $1 million, but most year-round residences range from $1 million to $3 million. A few waterfront estates have sold for upwards of $4.5 million.

Preparing for future careers at Barnstable High School
Children who live in Cotuit year-round can attend Barnstable Public Schools, a district that rates a B-plus on Niche. West Villages Elementary School, which also gets a B-plus score, teaches kids from kindergarten through third grade. In fourth and fifth grades, they join students from all over Barnstable at B-minus-rated Barnstable United Elementary School. Sixth and seventh graders attend Barnstable Intermediate School, rated a B-minus. Barnstable High School earns a B-plus — it offers a career pathways program, which allows students to begin earning college credits and developing skills in fields such as culinary arts, engineering or business.

Traveling from Cotuit
From Cotuit, boat owners can easily get to Barnstable’s many beaches or across the Nantucket Sound to Martha’s Vineyard. State Route 28 runs through the village, connecting drivers to Falmouth and Hyannis. In Hyannis, about 10 miles east, there is a seasonal weekend train service into Boston, as well as the Cape Cod Gateway Airport, which offers flights to Boston and New York.
Protecting the groundwater
With increases in the cape’s population, many of the waterways around the cape have higher-than-average nitrogen levels. In order to protect the waterways and groundwater supply, the Massachusetts Department of Environmental Protection is requiring homes within nitrogen-sensitive areas to upgrade their old septic systems. The western and northern portions of Cotuit lie within the Natural Resource Area/Nitrogen Sensitive Area. If a property within the area does not have a new septic system, the homeowners may need to update it before July 2028.
