A small rural city in Genesee County

Among the agrarian plains of western New York lies Batavia, a city with manufacturing jobs and dense natural parklands. “If you have a couple where one works in Buffalo, and one works in Rochester, they can make that work living in Batavia,” says Rita Zambito, a former Batavia resident and a broker/owner with Berkshire Hathaway HomeServices Zambito. “[Residents usually] commute to one city or the other or [are] working remote.” Though not directly connected to a major metropolitan area, Batavia is equidistant from Buffalo to the west or Rochester to the east for commutes or leisurely day trips. The city has a market of single-family homes priced well below the national median, and though it has a rural, secluded feel, there’s a healthy mix of local diners and big-box retailers to browse. According to the Census, Batavia saw slight growth in its population from 2010 to 2020, to around 15,000 residents, making it the most populated city in Genesee County. It's also the county seat, and hosts the Genesee County Courthouse. Batavia’s largest industries are food production and manufacturing, with major employers being the O-AT-KA Milk Products Cooperative, Chapin Manufacturing and Automotive Corp.

Affordable homes around town

The median price for a single-family home in Batavia is around $178,000, less than half the national median. Single-family Colonial Revivals, Cape Cods, ramblers and Foursquares run from $100,000 to $220,000, while manufactured homes start around $50,000 and stretch to $100,000. Some houses that are priced lower may need remodels and updates. “Folks usually buy homes to settle in for the long term,” Zambito says. “Once you’re from Batavia, you don’t usually move out. It’s very tight-knit in that way.”

Anglers cast lines at the DeWitt Recreation Area

Batavia experiences four distinct seasons, with high rates of annual snowfall, common for the western New York region. The DeWitt Recreation Area in the southeast corner of town was once a sand quarry, which is why it’s locally nicknamed “The Sandwash.” The park's 38-acre pond is regularly stocked with bass and brown trout, making it a popular fishing spot. Central city parks include Austin Park, which has a playground and a splash pad that operates in the summer months, and Centennial Park, which offers expansive green space that's used for the occasional outdoor concert. Residents can get a membership to tee off at Batavia Country Club, which rents its private venue for events. Dwyer Stadium is at the north end of town, hosting home games for the Batavia Muckdogs, a collegiate summer baseball team and the only sports franchise in Genesee County. Once affiliated with Minor League Baseball, the Muckdogs have been playing in the city for over 70 years.

Dining along Main Street and shopping at Towne Center

Most of Batavia’s local businesses are along the branching roads of Main and Ellicott streets, including burger restaurants, breweries and bars. Along Main Street, a large brick complex hosts institutions like City Hall, smaller medical clinics and private practitioners. West of the city is Towne Center, a large strip mall featuring big-box retailers and several supermarkets.

Halfway between Rochester and Buffalo

Batavia is a small rural city with very secluded attractions, so residents may need a car to get around. They can reach Buffalo after a 40-mile drive west on Interstate 90, which takes less than an hour. A trip to Rochester, a 35-mile drive east along Clinton Street Road and Interstate 490, takes about the same amount of time. Recent crime statistics for Batavia are not readily available.
