While Batavia was once known for country-style living, like a number of areas on the outskirts of Cincinnati, the community is evolving. “It’s not the farm town that it once was,” affirms local Realtor Kelley Reinecke with RE/MAX. “There’s a lot being built in Batavia,” she adds, citing the community’s new subdivisions. The township is changing, yet it remains a place where "neighbors come together and talk on a regular basis," Reinecke says, referencing how she'll often stop to chat with people if she sees them outside. Despite growing development and a large industrial presence, buyers can still expect to find some remaining characteristics of rural living in Batavia.

From 19th-century homes to new developments
Properties that date back to the mid-to-late 1800s flank the downtown area's sidewalk-lined streets. These include Federals and a number of two-story homes with porches. Buyers searching outside of the downtown area will find many contemporary developments. “A lot of old farmland has been bought up and built into several subdivisions," Reinecke says, adding that vacant lots often go for sale. Much of the community’s housing stock includes classic 20th-century properties, like 1950s brick ranch-styles and ‘80s bi-levels. Batavia is also home to condo units, which typically range from about $150,000 to nearly $400,000. Single-family homes go for anywhere between $150,000 and $700,000, depending on their size, location and acreage. While the median lot size is just under half an acre, some residences sit on multiple acres, with land set aside for horses or farming. Prospective residents should be aware that some homes here receive high Flood Factor Scores, particularly those that sit along the river and its tributaries.

Sycamore Park, Elks Run Golf Course and East Fork State Park
For some time outside, folks can head to the river, which has become popular among kayakers and anglers alike. Many of the township's green spaces sit along the water, including the over 150-acre Sycamore Park, where community members often gather to play pickleball and volleyball. A number of folks also check out the public-use Elks Run Golf Course, which boasts over 160 acres of creeks and rolling greens. And for those wanting to unplug and go for a walk among the trees, there’s always the over 7500-acre East Fork State Park. Here, heavily wooded sections stretch toward the William H. Harsha Lake, where folks can paddleboard, fish and swim. Some locals camp, but others come here for day trips, spending their time enjoying everything from archery to horseback riding.

Local establishments and nearby shopping options
Batavia’s downtown area is home to quaint establishments like Bean & Brew, a cafe offering riverfront views. Many of these shops, including Batavia Floral Creations & Gifts, sit alongside employers on East Main Street. The street is also home to Grammas Pizza, known for its classic pies and steak hoagies. For other options, Reinecke recommends “anything on the Tilside Diner’s breakfast menu.” The community also boasts many chain eateries situated along Hospital Drive. For other options, folks often head just a couple miles east, where they'll find the EastGate Shopping Mall and a Jungle Jim's International Market location. Many residents also grab groceries at a nearby Kroger.

Tri-State Warbird Museum and Batavia Township’s events
Those interested in vintage planes will want to check out the Tri-State Warbird Museum, which sits adjacent to the Clermont County Airport and often puts on special events. The township also organizes gatherings, including an annual Easter egg hunt and a Sunday summer yoga series at Sycamore Park. According to Reinecke, the community also hosts plays and live music in the park. For other options, “the local churches put on a ton of activities for the community,” Reinecke says. “The PTO is also very much active,” she adds, citing the many activities they put on for the children, which range from skate nights to book fairs. The community’s Clermont County Public Library branch also hosts regular offerings, including story time for the kids.

Batavia Local School District and UC Clermont College
Children can attend Batavia Elementary, which serves over 1000 students and receives a B rating on Niche. From there, students go to Batavia Middle, where they'll have the opportunity to participate in extracurriculars like astronomy and garden clubs. Afterward, students head to Batavia High, which boasts electives like Introduction to Guitar and Foundations of Engineering. Both middle and high schools receive B-minus ratings from Niche. Batavia is Clermont County's administrative center. This makes the community a particularly appealing spot for those who work for the county. Other employers in Batavia include Mercy Health — Clermont Hospital and a number of manufacturing companies. However, for work, many residents commute to and from downtown Cincinnati, which is just about 26 miles away via Interstate 275. Locals can also take I-275 to the Cincinnati/Northern Kentucky International Airport (CVG), which is just about a 34-mile drive away. Interestingly, the public-use Clermont County Airport is located in the heart of the township. Given its location, it’s not uncommon for some residents to hear or see planes. To get to neighboring communities, folks often head on one of the major thoroughfares that run through the township, including state Routes 32, 222 and 132. While residents can also take advantage of the Clermont Transportation Connection’s public bus routes, most people here drive.
