Where farmland meets city
When driving north on Highway 29 toward the Napa Valley, Coventry Manor’s “Oreo cows” greet new arrivals at the Napa city limits. The cows, which are officially named Belted Galloways, earn their name for the white stripe around their middle; they belong to the Stewart Ranch and mark the transition between county farmland and city suburbs. Coventry Manor contains both, with new traditional homes amid farmland in the south and midcentury cottages along sidewalk-lined streets in the north.
“It’s a really established neighborhood, with lots of homeowners that have been there for 20 or 30 years,” says Monica Cline, a Realtor with Coldwell Banker Brokers of the Valley who’s sold homes in the area for 18 years. “A lot of the homes have been nicely updated. We’re seeing more updated homes than big fixer-uppers.” The overall CAP Index Crime Score is 3 out of 10, lower than the national average of 4. Downtown Napa is 2 miles northeast, and nearby houses of worship include St. Thomas Aquinas Roman Catholic Church and Ciudad de Paz.

Midcentury cottage-style and 1990s new traditional homes
In Coventry Manor’s north, the homes set along the tree-lined streets were built in the 1950s; these are either cottage-style Cape Cods with steeply pitched roofs, or Devita homes, sought-after midcentury cottages designed by a locally famous builder. “These aren’t the cookie cutter L-shaped houses that you see in other parts of town," says Heli Sairanen, a broker associate with Coldwell Banker Brokers of the Valley who’s sold homes in Napa for 48 years. "One thing that’s nice about the houses here is the garage is flush with the front of the house, so it gives a better presentation to the street.” These 1950s homes typically have three or four bedrooms in layouts of 1,100 to 1,500 square feet; prices range from $660,000 to $1.1 million, depending on size and renovations. In the south, 1990s new traditional homes sit on grassy lots that can be as large as 1 acre. Layouts range from 2,600 to 3,400 square feet, and prices range from $1.2 to $2.3 million. In the neighborhood’s center, shed-style condos from the 1980s have one or two bedrooms, layouts of 700 to 1,500 square feet, and prices between $380,000 and $575,000. These condos have monthly homeowners association fees of $330 to $570, which cover landscaping and pool maintenance.

Chess Club at Napa High
Local kids can start school at Snow Elementary, which earns a C from Niche, and then attend the B-minus-rated Silverado Middle. At the B-plus-rated Napa High, students can join the 350-member choir or one of the schools’ 25 clubs, including the Chess Club and the Environmental Club. The 10-acre Fuller Park to the east also has a playground, as well as grassy fields dotted with towering fir trees and paved walking paths. At the 111-acre Westwood Hills Park to the northwest, nature lovers can hike on 3 miles of steep trails that have views of the Napa Valley. While residents can’t explore the privately owned pastures in the neighborhood’s south, the grassy hills and vineyards lend the area a feel of open space.

Highway 29 borders the neighborhood’s east, leading 13 miles south to Interstate 80 and north through the rest of the Napa Valley. Downtown Napa is 2 miles away, and residents can get there by taking Imola Avenue or Old Sonoma Road to Jefferson Street. The Vine bus stops throughout the area. While the roads are bike friendly and have sidewalks, most residents rely on their cars to get around. Providence Queen of the Valley Medical Center is 4 miles north. Napa County Airport, a public airport with no commercial flights, is 7 miles south; San Francisco International Airport is 59 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 51-mile trip.

Reduced air quality from nearby wildfires
While Coventry Manor has a low risk of wildfires, nearby fires may occasionally cause reduced air quality. Residents can sign up for Nixle emergency alerts to stay updated on wildfire threats. Even though the risk here is low, homebuyers in Napa may have to pay higher home insurance rates, and Cline recommends they shop around to get the best possible rate.
