Midcentury ranch-style and two-story homes reach seven-digit prices
Mature trees with gnarled branches pepper the residential streets of Midwest Novato, where narrow sidewalks are interrupted by driveways that lead to garages. Ranch-style and single-level homes with a midcentury modern feel from the 1950s and 1960s fetch between $815,000 and $1.3 million. These homes come on lots as large as a quarter of an acre, allowing room for patios, pools and recreational vehicle parking. Larger two-story properties, mostly built between the 1970s and 1980s, come with between a quarter- and a half-acre of land and price tags from $1.3 million to $2 million. The College of Marin is a community college established in 1926 with a campus in Midwest Novato; the Indian Valley Campus offers general education courses as well as 17 different career and technical education programs.
Several public transit services run to San Rafael and San Francisco
Both Novato Boulevard and Redwood Boulevard run from the neighborhood to the central, commercial portion of Novato. Downtown San Francisco is about 28 miles south via U.S. Route 101. The neighborhood is well-positioned for public transit users. Marin Transit maintains two bus routes that pick passengers up in Midwest Novato and continue south to San Rafael. Golden Gate Transit’s bus route 154 also stops in the neighborhood before passing through Sausalito on its way to San Francisco. The Sonoma-Marin Area Rail Transit (SMART) line stops in downtown Novato, less than 3 miles from the neighborhood. The rail travels from the Charles M. Southwest of the neighborhood, the Indian Valley Preserve encompasses 558 acres of oak and bay forest, where a main fire road trail accommodates mountain bikers and equestrians. The preserve warps around the College of Marin’s Indian Valley Campus, which offers several indoor and outdoor amenities to the community. “It has a great soccer field, a community garden and a new swimming facility,” Widergren says. “People like the access to all of that recreation.” The Scottsdale Pond is home to various species of ducks, cormorants, pelicans, egrets and fish, for which hobbyists cast lines. Two baseball diamonds and a playground compose Arroyo Avichi Park, next to Rancho Elementary School. South of the neighborhood, the Marin Country Club’s membership dues cover access to its 18-hole championship golf course, four lighted, plexi-cushion tennis courts, three heated swimming pools and fitness center.Environmental Considerations

The Vintage Oaks shopping center is anchored by a Target and a Costco Wholesale on the opposite side of U.S. Route 101. Towards the middle of the shopping complex, HopMonk Tavern Novato’s beer garden is a lush green space contrasted by the surrounding parking lots and shaded by vintage oak trees and shade sails. Bands and musical acts perform at the tavern multiple times a week, while patrons enjoy casual fare, like fish and chips, tacos or brick-oven pizza, paired with craft brews. SushiHolic offers a more upscale setting, serving sushi, sashimi and other Japanese specialties in an artistically decorated interior.
