Richmond Ranch is a quiet place to live, and thanks to local conservation efforts it will stay that way. This neighborhood of spacious, three-to-four-bedroom homes sits at the base of the Diablo Range foothills next to 3,600 acres of undeveloped land. “It’s designated open space owned by the Richmond family, which borders the Meadowlands,” says Kerry Sexton, Compass real estate agent who has worked in San Jose for more than 16 years. Edmund Richmond, co-founder of the Richmond-Chase Company, first purchased the land, and his family used it as a cattle ranch for about a century. Going forward, parts of the land along San Felipe Road will be devoted to hiking trails and outdoor recreation, and the rest will be dedicated to protecting rare wildlife species, like the bay heckerspot butterfly.

Room to spread out in ‘90s builds

Streets in this small neighborhood are lined with sidewalks, landscaped curbs and tidy lawns. Wide driveways leave room for multiple cars, and broad streets allow for easy parallel parking. Homes were built in the mid-to-late 1990s; many are New Traditionals styled with shutters and gabled roofs. Several are more than 2,000 square feet and sit on quarter-acre lots. Some homes have solar panels, electric vehicle home chargers and spacious back patios. Prices range from about $2 million to $4 million.

A-rated elementary, middle and high schools

Between the country club and off-road vehicle park

The region’s weather makes it easy to enjoy outdoor recreation. “We have beautiful summers,” says Michelle Elliott, Coldwell Banker Realtor and longtime San Jose resident. “Fall and spring are gorgeous here too. Normally, we stay warm through Halloween, then the fall brings cool weather until February.” Members of nearby Silver Creek Valley Country Club enjoy access to tennis courts and an 18-hole golf course with a serene and impressive waterfall. At Metcalf Motorcycle County Park, ATVs and motorcycles can traverse 445 acres of dirt paths and motocross tracks. From the park’s 1,000-foot-high ridge trail, riders can see all the way to San Francisco.

Staying vigilant on San Felipe Road

Richmond Ranch is a car-dependent neighborhood about 15 miles from Kaiser Permanente San Jose Medical Center and 9 miles from San Jose Mineta International Airport.
