Just across the river from Downtown Napa, Soscol Gateway South is a commercial and industrial area known for car dealerships, the Napa Valley Expo fairgrounds and Napa Valley College. However, according to Michael Moffett, a sales associate with Coldwell Banker Commercial Brokers of the Valley who’s sold commercial properties in the area for 37 years, the landscape is about to change. “The old Napa Pipe property was a steel manufacturing plant at the end of Kaiser Road. A developer is building a master-planned community there with over 900 homes.” The new project, called Napa Pipe, is under construction and will have new parks and shopping, including a Costco Wholesale expected to open by the end of 2024. “We have a significant housing shortage,” Moffett says. “When Napa Pipe comes online, it will be a community close to the river, the bike trail and Kennedy Park.”

Folk Victorian homes and the new Napa Pipe
Soscol Gateway South’s single-family homes are concentrated in a small area around 3rd Street in the neighborhood’s north. These early 20th-century Folk Victorian houses sit elevated from the street with front porches and metal or picket fences. Street parking is available, and some homes have one-car paved driveways. “They are historical and beautiful little homes,” says Stephanie Gibson, an associate broker at Golden Gate Sotheby’s International Realty who’s lived in Napa for 43 years. “They’re generational, so a family owns them and keeps them.” One of these homes last came on the market in 2022, and Gibson estimates that a well-maintained house here would sell between $1.3 million and $1.8 million.
Further south, apartments in low-rise complexes are available for rent. The Napa Pipe development will add over 900 homes to the area, including single-family and townhouses. A railroad operated by California Northern Railroad passes along the Napa River in the neighborhood’s west; this is used mostly by the Napa Valley Wine Train, and train noise is uncommon.

Just west of the Silverado Trail
The Silverado Trail borders Soscol Gateway South to the east; Soscal Avenue and 3rd Street both cross the Napa River, giving residents convenient access to Downtown Napa. The Vine bus makes several stops along Soscol Avenue. Dedicated bike lanes and sidewalks make the neighborhood friendly for cyclists and pedestrians. Providence Queen of the Valley Medical Center is 3 miles north. Napa County Airport, a public airport with no commercial flights, is 7 miles south; San Francisco Bay Oakland International Airport, which has mostly domestic flights, is a 50-mile trip, and San Francisco International Airport is 58 miles south.

Within walking distance of Oxbow Public Market
Taqueria Maria is a locally owned Mexican restaurant, in the neighborhood’s north, known for its river views and mariachi music each Friday. Residents can walk or bike across the river to Downtown Napa’s Oxbow Public Market, a marketplace with local vendors and cafes that Gibson compares to Seattle’s Pike Place Market. Gott’s Roadside beside Oxbow has a large patio where residents can chow down on a California burger or mahi mahi tacos. Chain restaurants like In-N-Out Burger can be found in the neighborhood’s center, along with big box retailers like Home Depot and Target. Nearby grocery options include Raley’s and Grocery Outlet. A Costco Wholesale is scheduled to open in fall 2024.

Skateboarding and BMX at Kennedy Park
The 350-acre Kennedy Park, in the neighborhood’s center, stretches for a mile along the Napa River, where residents can launch boats, jet skis and kayaks. The Napa Skate Park in Kennedy Park is one of the largest in the Bay Area, and the North Bay BMX track hosts the Napa BMX League, a kids’ league coached by Olympic medalist Donny Robinson. The Napa Valley Vine Trail passes through Kennedy Park; according to Moffett, this 47-mile paved path is still under construction and will eventually connect the Vallejo Ferry Terminal to Calistoga. “There are big sections open already,” he says. “It will connect anybody living nearby to downtown very easily.” Movie buffs can catch the latest blockbusters at the Cinemark Century Napa Valley and XD movie theater. Nearby houses of worship include The Father’s House, First Presbyterian Church and Napa Methodist Church.

Start a wine industry career at Napa Valley College
Local kids can start at Alta Heights Elementary, which earns a B-plus from Niche, then attend the B-minus-rated Silverado Middle. The B-plus-rated Napa High’s 350-member choir program has six ensembles, including the 100-member Concert Choir and the Vocal Music Workshop, an a cappella group singing contemporary music. Nearby private options include the unrated Blue Oak School for kindergarten through Grade 8 and the A-rated Napa Christian for kindergarten through Grade 12. Napa Valley College in the neighborhood’s center has a Viticulture and Winery Technology Program where students can prepare for wine industry careers.

Three days of music and food at Bottlerock
Bottlerock, a three-day music festival with popular musicians like Stevie Nicks, Megan Thee Stallion and Ed Sheeran, draws over 100,000 people to the Napa Valley Expo each Memorial Day Weekend. The festival is known for its food and wine, with booths from popular Napa restaurants and wineries. The Napa Valley Expo, located on 3rd Street, hosts other regular events, including the Napa Town and Country Fair, an August staple since 1930. The four-day fair showcases local agriculture and has rides, live music and fair food.

In a Special Flood Hazard Area
Most of Soscol Gateway South is in a Special Flood Hazard Area and can flood when the Napa River breaks its banks; residents here are advised to purchase flood insurance. The last major flood was in 2005 before the Napa River Flood Project built floodwalls and other flood mitigation measures around the city.
While the neighborhood is at low risk for wildfires, the Napa Valley to the north has a higher risk. The last major fires were the Glass Fire and the LNU Lightning Complex in 2020, which burned areas to the north and east. Residents can sign up for emergency Nixle alerts from the city and the county.
Napa State Hospital, a psychiatric hospital that only accepts court-ordered admissions, borders the neighborhood to the east and is one of the area’s largest employers.
Oxbow Preserve is a small, 12.7 acre park that follows the Napa River.
