Quiet, suburban southeast San Jose community

Located on the eastern outskirts of San Jose, The Meadowlands is an all-residential neighborhood built into the Evergreen Foothills of the Diablo Range. This quiet suburban community sits at the southeastern tip of the South Bay, 11 miles from downtown, and many homes were built in the 1990s. “The Meadowlands has amazingly large lots and beautiful views of the city and foothills,” says Kerry Sexton, a Compass real estate agent who has worked in San Jose for more than 16 years. For melons in the summer and pumpkins in the fall, residents of The Meadowlands can head 4 miles to Evergreen Farmers Market, open year-round on Wednesday and Saturday mornings.

Landscaped lawns and neighborhood amenities

The Meadowlands contains four-to-five-bedroom homes spanning more than 2,500 square feet. Many are New Traditional and Mediterranean-style homes with fireplaces, solar panels and three-car garages. Neighborhood streets gently slope upward towards the foothills, but lawns tend to be flat. Quarter-to-half-acre lots are well-landscaped with green grass and manicured shrubs. Prices range from about $2.4 million to $3 million. The Meadowlands Owners’ Association maintains community amenities, including the pool, playground equipment, tennis courts and clubhouse.

Walking the trail and relaxing at the country club

The Silver Creek Valley Trail is accessible from San Felipe Road. This paved path slopes up and down as it winds around the hills, providing a moderate workout for bikers and dog walkers. For a more pampered recreation experience, The Meadowlands is just a few streets away from Silver Creek Valley Country Club. Members have access to the club’s swimming pool and spa and its championship 18-hole, par 72 golf course. Alternatively, locals can head to CaliBunga Waterpark San Jose for 23 acres of waterslides and family-friendly pools.

A-rated public school pipeline

Silver Oak Elementary, rated A-minus on Niche, is located directly outside the neighborhood. Students may advance to Chaboya Middle, which is also rated A-minus. Evergreen Valley High, rated A, was recognized as a California Distinguished School in 2021. Its robust athletics program includes football, badminton and water polo teams.

Driving into San Jose

The Meadowlands is a car-dependent neighborhood about 13 miles from San Jose Mineta International Airport. “People don’t go into San Francisco, that’s over an hour away,” Sexton says. “There’s plenty to do in San Jose.” Kaiser Permanente San Jose Medical Center is about 7 miles away, and San Felipe Road connects drivers to San Jose. Driving after dark may lead to a sighting of the harmless but spooky hitchhiker ghost. A phantom car has also appeared and disappeared behind drivers along this haunted rural road.

Low crime, short winters

According to the CAP Index, the neighborhood’s overall crime score is 1 out of 10, lower than the national average of 4. However, air quality in the region suffers because of year-round particle pollution and occasional wildfire smoke. Some homes have a fire risk, but the neighborhood is just 2 miles from the nearest fire station. And when it comes to the seasons, “It’s a short winter – not too cold,” says Michelle Elliott, Coldwell Banker Realtor and longtime San Jose resident. “It’s about 50 degrees in the daytime during winter – just a little cooler than L.A.”

A short drive from upscale shopping and eating

When it comes to dining out, highly-rated AK Kitchen serves Vietnamese fare. The Funny Farm Restaurant offers a hearty brunch; select dishes from The Funny Farm, like the Beef Short Rib Poutine, were featured on Man Vs. Food, a food reality show. Shoppers can head to Silver Creek Community Market, a high-end grocery store, or head 6 miles to big box stores like Target and Costco.
