The Villages is a 55-plus community on the eastern edge of San Jose. This neighborhood offers its 4,000 residents an active lifestyle centered around a private golf course. All homeowners are members of the Villages Golf and Country Club and a designated HOA. Between its athletic facilities and community centers, residents have a steady supply of entertainment, ranging from musical performances to exercise classes. Both indoor and outdoor activities are available, though the weather lends itself to outdoor recreation. “When relocating here, there’s nothing you really need to prepare for, except for that it doesn’t rain all summer long,” says Michelle Elliott, Coldwell Banker Realtor and longtime San Jose resident. “It’s very dry, but not too hot – about 72 degrees.” The gated front entrance welcomes residents and guests and ensures 24-hour security. The neighborhood’s overall CAP Index crime score is 1 out of 10, significantly lower than the national average of 4.

The private driving range, 18-hole course and 9-hole course at the Villages Golf & Country Club are dotted with tall, leafy trees. Round picnic tables with umbrellas can be found at Gazebo Park, and residents also have access to four swimming pools, six tennis courts and two bocce courts. Hundreds of acres of open space surround The Villages; hikers can walk down Valle Vista Road for a shaded stroll behind the neighborhood. However, year-round particle pollution and occasional wildfire smoke affect air quality in the region. The Villages is located next to a fire station and Canyon Creek Park, which has paved walking paths, park benches and picnic tables.

The Villages offers a social lifestyle
The neighborhood hosts special events, weddings and golf tournaments on top of its regular creative, social and recreational activities. “Over 80 neighborhood groups host weekly events and activities. People join more than one,” says Suzanne Rodda, Realtor at the Villages Realty and neighborhood resident. “Pickleball, tennis, ceramics and woodshop classes, billiards — it’s an active community.” Residents can stay socially connected through the neighborhood's four community centers and weekly newspaper, and the Villages' onsite post office and library means people see familiar faces frequently. Outside the neighborhood, locals can join faith communities at The Church of Jesus Christ of Latter-day Saints or St. Francis of Assisi Church. The latter features contemporary cathedral-like glass windows overlooking the valley below and distant foothills.

No need to leave the neighborhood to go out to eat
Within the neighborhood, residents have two dining choices. The Clubhouse Restaurant offers an upscale atmosphere with golf course views, while the Clubhouse Bistro & Bar is the go-to spot for a casual lunch after a round of golf. The neighborhood clubhouse also has a large banquet hall with a dance floor, which can be reserved for special events. Just outside the neighborhood gates, AK Kitchen serves Vietnamese fare. It is located within Villages Plaza next to Bonfare Market.

Mediterranean-style homes and one-to-two-story condos
The Villages' residential landscape includes more condos than single-family homes. Two-bed, two-bath condos range from about $445,000 to $1.4 million. Those under $550,000 are clustered around Cribari Lane, which encircles one of the neighborhood’s community centers. Mid-range condos, priced between about $550,000 and $800,000, were built mostly in the 1970s and 1980s and tend to be under 1,500 square feet. Prices increase for newer condos built in the ‘80s and ‘90s; those over $1 million have up to 2,200 square feet. Some residences have golf course views. Mediterranean-style single-family homes range from about $950,000 to $1.7 million, but can stretch to over $3 million for one-acre lots.

Located minutes from two hospitals
The Villages is located within 10 miles of two hospitals, Kaiser Permanente San Jose Medical Center and Regional Medical Center. The mostly car-dependent community is 13 miles from San Jose Mineta International Airport and 11 miles from downtown San Jose. However, VTA buses depart hourly from the bus stop outside the neighborhood’s entrance, taking passengers northeast up San Felipe Road to Eastridge Transit Center.
The San Jose Mineta International Airport is the closest airport from the Villages area.
