The original town of Beaumont, Texas, was built close to the Neches River. In other words, South CANA residents get bigger homes for their money. A two-bedroom/two-bathroom bungalow can sell for $103,000, and prices can go up to $370,000 for a three-bedroom/three-bathroom ranch-style home.

While there are no parks within the specific boundaries of the neighborhood, residents of South CANA are within walking distance of Roger’s Park, which sits adjacent to the neighborhood’s northwest corner. The neighborhood’s proximity to both downtown and the major thoroughfares of Phelan Boulevard and Gladys Avenue means that residents who commute to work or play can easily be on their way. Interstate 10 is less than a mile east of the neighborhood, so those traveling to faraway places like Houston or even the state of Louisiana have easy access to the highway. Several Beaumont ZIP bus stops along both Phelan Boulevard and Dowlen Road make it easier to get around the city without having to drive.
