What life is like in Beaverdam
Located in the Central Virginia countryside, Beaverdam is a quiet community where you can find a home on several acres within an hour of Richmond and Fredericksburg. The open space here has caught the eye of developers who are building new houses, but you can still find older houses with enough land for a hobby farm. Lake Anna provides recreation nearby, and shopping is a short drive away in Ashland and Montpelier. Highly rated Hanover County schools make the area especially attractive for families.
Country living offers varied home styles on spacious rural lots
Beaverdam is mostly rural, and you can find a wide variety of home styles and lot sizes. “That’s what country living is,” says Angela Chadwell, who’s sold homes throughout the area since 2016 and is the principal broker with At Your Service Realty. She adds that you can find anything from “land and fixer-upper homes up to massive [properties] with many acres.” Ranch-style homes are most common and include manufactured homes and new construction luxury houses. You can also find colonial-inspired New Traditional homes.
How much it costs to buy in Beaverdam
The median home sale price in Beaverdam is in the upper $400,000s, higher than Richmond’s overall median and that of Doswell, but lower than that of Montpelier and Ashland. You can find:
- Ranch-style and Cape Cod houses on a few acres from the lower $200,000s to the lower $500,000s
- Two-story New Traditional homes and houses on over 10 acres from the upper $400,000s to the mid-800,000s
- Newly built large homes and estate-style houses from around $1 million to $1.6 million
- Undeveloped land from $50,000 to the mid-$800,000s
Commuter routes to Richmond and Fredericksburg
Depending on where you live in Beaverdam, you can drive to Downtown Richmond or Fredericksburg in around 45 minutes. “You can’t rely on public travel,” Chadwell says. “You will need your car.” Here are your possible routes:
- To get to Richmond, take state Route 684 to Doswell, where you can then hop onto Interstate 95 South or U.S. Route 1.
- Another route to Richmond is to take state Route 715 to Montpelier and get on U.S. Route 33, which links up with Interstate 295.
- To get to Fredericksburg, head toward state Route 639 to Ladysmith, where you can get on I-95 North.
Traffic on I-95 can get backed up during rush hour, so plan accordingly.
Which Hanover County schools serve the area
Kids can attend Hanover County Public Schools, a highly rated district. They can start at Beaverdam Elementary right in the community and then head to Liberty Middle School and Patrick Henry High School in Ashland, which is around 20 minutes away. The district offers bus transportation around the area, and shuttles can take kids to specialty high schools like The Hanover Center for Trades and Technology in Atlee and the highly rated Maggie L. Walker Governor’s School in Midtown Richmond.
A family-friendly area with lots of privacy
In Beaverdam, you’re usually far from your neighbors and surrounded by forests or farmland, giving a quiet and private atmosphere. “You’re close to Richmond, but you don’t have to deal with the city,” Chadwell says. While some new developments have a more suburban feel, most of the community keeps its rural character. Highly rated schools and plenty of open space make the area family-friendly, and you can attend community events like craft fairs and Santa visits at the Beaverdam Depot, a historic train station.
Where to find shopping, restaurants and health care
Beaverdam is primarily residential, though you can shop at Great & Mighty Things Thrift Store or grab some food and gas from the Beaverdam Quik Stop. Lake Anna is around 15 minutes away in Bumpass. Pleasants Landing is a public beach on the lake where you can go swimming, and it also has a boat launch and marina. El Gran Patron Sosa Family Restaurant at Pleasants Landing is a popular Mexican restaurant with a patio overlooking the lake and the beach. For groceries, you can drive to the Food Lion in Montpelier or to Ashland, which has a Food Lion and Walmart. Health care is also a bit of a drive, with urgent care centers in Ladysmith and Ashland and hospitals in Fredericksburg and Richmond.
