About 15 miles down the road from the city of Bee Cave, Hamilton Pool has flashes of classic Hill Country. Dense shrubbery and fenced-in pastures run along the quiet country roads that meander up and down its rolling hills. Acres of untamed land offer room to grow, which the community surely has over the last 10 years. A wealth of new construction has drawn the attention of high-net-worth city dwellers looking for a country lifestyle without getting too far from commercial conveniences. “It's out in the Hill Country, which is pretty rural, but not far from Dripping Springs,” says Ashley Tullis, a Realtor with Keller Williams Realty and a Texas Hill Country native. “And it’s right by Hamilton Pool Preserve, one of the prettiest places around Austin.”

"Hill Country is known for the wide-open spaces, the scenic views and the century oak trees," says Realtor Lauren Clark of Magnolia Realty. Residents can cast a line for catch-and-release fishing in the creeks and lakes of Deer Creek Ranch, and Clark points to Milton Reimers Ranch Park as a popular spot for hiking and fishing. The area's most famous destination, however, is Hamilton Pool Preserve, which is technically just outside the neighborhood. Its 232 acres of trails are popular with adventurers, but the real highlight is a magnificent swimming hole and a 50-foot waterfall within a massive limestone cave. Reservations are required, though access is not guaranteed, as the waters are sometimes closed due to hazardous conditions.

Suburban subdivisions and quiet ranch communities
Residences in Hamilton Pool are mostly found in subdivisions along major roads like Texas State Route 71. Subdivision layouts range from dense master-planned suburbs to isolated communities full of spacious properties. Some, like West Cave Estates, are more established and have been around since the 1980s, with additional development built up over time. Others are entirely new. A few offer undeveloped plots ranging from less than an acre to several hundred acres, with prices ranging from $15,000 to $750,000 per acre. Home prices vary widely. In most new subdivisions, like Belvedere, prices begin in the millions and can reach $3.5 million. Established subdivisions offer lower-cost options, but prices vary depending on lot size. Homes on less than an acre typically cost between $350,000 and $600,000, while homes on 1 or more acres often start around $750,000 and reach up to $1.5 million.

Top-tier schools and athletes in Lake Travis ISD
Most students in Hamilton Pool attend schools in the Lake Travis Independent School District, beginning with Bee Cave Elementary, which receives an A-minus from Niche. Students attend A-rated Bee Cave Middle for sixth through eighth grade before finishing at Lake Travis High School, also rated A. Bee Cave Middle and Lake Travis High both rank in the Top 10 public schools in Travis County. Lake Travis High is also known as a top producer of Division I quarterbacks, and state championships are not uncommon.

With Dripping Springs roughly 11 miles south, residents of Hamilton Pool aren't far from locally owned shops, boutiques and restaurants. But most residents drive roughly 9 miles east to Bee Cave and the Hill Country Galleria. The sprawling shopping center is anchored by big-box stores, plus boutiques and outlets as well as a Whole Foods Market. The Galleria is also a dining magnet dotted with national and regional chains, plus a few locally owned eateries. Options include Tex-Mex chain Maudie's, sleek cafes like Runaway Luna Lifestyle and nightlife spots like Jules Design Bar.

Artsy and bookish events in Bee Cave
The Galleria offers everything ranging from movie theaters to indoor trampoline parks. Nearby, the Bee Cave Arts Foundation's gallery offers frequent exhibitions of local artists alongside a busy schedule of classes and special events, like a holiday market and art fairs throughout the year. In April, the Bee Cave Public Library hosts its annual Books and Bees Festival at the Galleria. The free event features family-friendly activities, including book signings, a storytime tent, arts and crafts activities, live music and a honey tasting competition.

Long commutes and on-demand transit
TX-71 is prone to traffic around the Galleria, especially during peak hours as commuters rush to and from jobs in Austin, about 25 miles away. As an independent city, Bee Cave is outside of Austin's CapMetro transit services, and the city does not provide public transit. But the Capital Area Rural Transportation System offers a few flexible, on-demand options, including the Country Bus system for trips within the county and connections with the CapMetro bus network.
Hill Country hazards
Texas Hill Country is no stranger to natural hazards such as droughts, flash floods and wildfires, which often play off each other. The region's arid climate can lead to long dry spells, prompting developers and homeowners to create fail-safes for when their well runs dry. "It's an extremely big issue right now locally," Clark says, pointing to developers investing in more sustainable practices, like rainwater catchment. "The county actually won't allow commercial wells right now, so they couldn't tap into the aquifer if they wanted." Droughts elevate the region's wildfire risk, which is already high, and when the dry spells ends, it's often due to a heavy downpour, which can lead to groundswells, flash flooding and mudslides.
