Convenient living in Belmont’s first neighborhood
While residents might not have the stunning views of Belmont Heights to the southwest, what Homeview does offer is convenience, walkability and comparative affordability. The first neighborhood to be built in Belmont, the many ranch-style houses in Homeview follow an orderly grid layout and are close to the shops and stores of Belmont, along with being close to highways and a Caltrain stop that takes residents up and around Silicon Valley. “Homeview is super convenient,” says Joe Polyak, a Bay Area native and lead Realtor at RISE Homes who has been selling homes in the San Francisco region for over a decade. “You’re right off the freeway, you’re within walking distance to Whole Foods and it’s super convenient for getting to work.” Further, with home prices being several hundred thousand dollars below the Belmont area’s average, buyers might find Homeview is a preferable option.
Established, comparatively affordable homes
Sidewalks and well-manicured gardens lie outside of the neighborhood’s neatly organized ranch-style homes. Most of these houses here were built in the late 1940s, early ‘50s, though many have received recent updates from owners, and there are some builds from the ‘90s and beyond in some northern and eastern pockets of Homeview. Reflective of the desirability of Silicon Valley, houses sell for between $1.5 million and $1.7 million. This is relatively inexpensive for the greater Belmont area, where the average home value is above $2 million. Buyers may not have the scenic views and spaciousness of residents in neighborhoods like Belmont Heights, but this is exactly what keeps home costs down.

World-class education at Belmont schools
Nesbit Elementary School sits in the geographic core of Homeview, less than a mile away for virtually all residents. Students may then attend Ralston Middle and Carlmont High School in neighboring Belmont Woods. Nesbit Elementary and Ralston Middle have both received A-minuses from Niche, and Carlmont High, a California Distinguished School, boasts an A-plus. Carlmont’s three-year, cross-curricular Biotechnology Institute allows students to dual enroll in courses at Skyline College where they can gain experience working in a laboratory, visit biotech facilities and network with professionals.

O’Donnell Park lies near the center of the neighborhood. The park’s playground features climbing walls, slides, musical instruments and climbing ropes. Residents with a green thumb can grow plants on their own plots in the park’s community gardens, maintained by the Homeview Neighborhood Association. Locals living on the north side of Homeview might enjoy stopping by Alexander Park, a small green space tucked behind houses which sports a playground, tennis courts, horseshoe pits and more.
Diverse eating options
Homeview, and the rest of Belmont, teems with diverse, unique restaurants. “Farm House is my favorite,” Polyak says. “It’s a super-hip, farm-to-table, artisanal spot where the menu changes seasonally.” This small neighborhood also offers Mexican restaurants like Tacos El Grullense and El Metate Taqueria and Asian dining options like Cheung Hing Seafood & Dimsum and Koriander Indian Cuisine. For groceries and home goods, locals can visit the nearby Safeway, less than a mile away from most residences.

Walkability and easy commuting to Silicon Valley
The neighborhood’s grid-like layout makes getting around a breeze. “Everything is within walking distance,” Polyak says. “Unlike other neighborhoods, the roads aren’t so wavy.” Residents can also easily commute around Silicon Valley by riding the Caltrain, which chugs up to San Francisco and down through San Jose to Gilroy via the Belmont stop, which is less than a mile away from many homes. Otherwise, drivers can easily access US Route 101 and State Route 82, which run right through the neighborhood.

Community-focused events
For over 60 years, the community has organized an annual evening Halloween parade followed by a costume contest. The event is spearheaded by the Homeview Neighborhood Association, a group very active in creating events for community members to participate in. The HNA also organizes an annual “National Night Out” where residents get to meet their neighbors and discuss safety and the city with Belmont’s police and fire departments.
