Central Bend neighborhood full of natural beauty and local businesses
Central Bend’s Orchard District was the site of an actual apple orchard in the 1930s, but now offers well-kept midcentury homes, small businesses with strong connections to the local community, and parks with some of those original fruit trees. “This is a busier area of town, so that’s good for our visibility,” says Alyssa Heim, Owner of Big Story Bookstore located in the neighborhood. “Our customers in this area are very easy-going, kind, patient—it’s a good environment within the group of people that come in.” The area also has an active neighborhood association, which gathers members for picnics in Orchard Park. Residents enjoy hiking nearby Pilot Butte to catch scenic views of the Cascade Mountains and trekking the mile to Downtown Bend for monthly art walks and events.
More affordable midcentury homes in the Orchard District
Single-family homes in Orchard District range from $330,000 to $950,000, while in neighboring communities like Awbrey Butte and Century West, they range between $650,000 and $2 million. Properties here are set close together along well-paved, sidewalk-lined streets that feature cul-de-sacs, Douglas fir trees and the occasional roundabout. Near the neighborhood's northern and southern borders, mid-to late 20th-century ranch-style homes have three bedrooms, fenced-in and grassy backyards, and long, cement driveways leading to one-car garages; prices range from $400,000 to $650,000. Near the center of the neighborhood, early 2000s ranch-style and new traditional homes have vinyl or brick exteriors, and well-manicured backyards with veranda-covered stone patios; set within walking distance of neighborhood parks and playgrounds, these homes range from $715,000 to $950,000. At the neighborhood's northern end, late 20th-century condos average $335,000. To the east are subdivisions like Petrosa, where contemporary 2020s homes feature slanted roofs and vinyl-and-brick facades, and residents have access to a community pool and fitness center; homes in these subdivisions average $700,000, plus monthly HOA fees of up to $150.

Plans to upgrade Bend High
Orchard District is served by Bend-La Pine School District, rated an overall B-minus by Niche. Local kids can start at Juniper Elementary, which earns a B from Niche, and continue to Pilot Butte Middle, which earns a B-minus. The C-plus-rated Bend Senior High is known for its unique student organizations, which include rock-climbing and Nordic skiing clubs. In 2023, the Bend-La Pine School Board announced plans for an architectural redesign of Bend High, with projected completion by the late 2020s.

Hiking up pine-tree-covered Pilot Butte
The 114-acre Pilot Butte Park is found at the neighborhood's southeastern end, featuring three trails up the cone-shaped Pilot Butte, and a spiraling road to its summit; all of these routes offer killer views of the snowcapped Cascade Mountains. Near Orchard District's southern border, 22-acre Juniper Park features a playground, paved walking and biking paths, and the Juniper Swim and Fitness Center, with both indoor and outdoor pools. Folks can also venture to 3-acre Orchard Park near the western border for some open, grassy space, a game of pickup basketball, or a sequoia-shaded swing set.

Home to the last standing Blockbuster store
Right in the neighborhood, locals can grocery shop at Safeway, or browse the stacks at the Big Story Bookstore, which sports a bright owl mural on its exterior. “We have a lot of books coming in every day, and we carefully curate them,” Heim says. “It’s got a living room feel, so you come in feeling comfortable and cozy.” The very last Blockbuster video store in existence is also found in the Orchard District, featuring the mockup of a 1990s living room, aisles of movies on VHS, and souvenir mugs and t-shirts that read, “The Last Blockbuster on Planet Earth." The popular Midtown Yacht Club offers a rotating roster of food carts and local beers, and half a mile south at Dandy’s Drive-In, rollerblading waiters deliver burgers and shakes to visitors in their cars.

Catching rides on Cascades East Transit buses
U.S. Highway 97 and 20 intersect near Orchard District’s western border, and Heim says this can congest traffic in the area. In 2023, the city received nearly $25 million in state and federal funding to build the Hawthorne Overcrossing, a bicycle and pedestrian bridge crossing over U.S. 97. Downtown Bend is a mile southwest via Northwest Olney Avenue, which travels the western half of town, and the city's Cascades East Transit buses make several stops in Orchard District. Some locals bike to get around. St. Charles Bend Hospital is a 2-mile drive east, and Redmond Municipal Airport is 15 miles south.
Concerts and comedy shows at Open Space Even Studios
Half a mile west, Open Space Event Studios offers monthly concerts, comedy shows and a small art market featuring local vendors, food trucks and other businesses. Downtown Bend hosts the First Friday Art Walk every month, where area businesses offer complimentary wine and snacks, and works by local artists are displayed in storefront windows.
