A former retirement community now attracting all ages

Within Florida’s Nature Coast, some 80 miles north of Tampa, sits the community of Beverly Hills. Businessman Sam Kellner purchased over 3,500 acres of former cattle land in the 1960s and developed it into what has eventually become a thriving community of 9,000. “The rest of Florida has become really overpopulated,” says Rachel Mysliborski, a licensed real estate salesperson for Berkshire Hathaway HomeServices and a resident in the area for over six years. “So, not much of a worry about traffic congestion, and it's affordable. Those are the reasons it's become popular.”

Affordable options available

The median price for homes here is $245,000, less than the national median of $549,000. Mysliborski says most options available are single-family ranch-style. Land is also for sale, primarily along North Lecanto Highway. Mysliborski says the costs in Beverly Hills are a “big reason why families are able to start a life here.”

Beverly Hills parks and nearby attractions

Beverly Hills Community Park contains one of the county's only two skateparks, bocce and basketball courts, and a jogging trail. Central Ridge Community Park's large horseshoe compound enables the venue to host sanctioned tournaments, including the state championship. Golf courses also dot the area, with Twisted Oaks Golf Club in Beverly Hills. Black Diamond Ranch and Citrus Hills Golf and Country Club are nearby in Lecanto and Hernando, Florida. The Gulf of Mexico and other natural attractions are 20-minutes from Crystal River, Florida. These include manatee snorkeling tours at Nature’s Discovery, nature hikes, and kayaking at Three Sisters Springs.

Schools are in Citrus County

The Citrus County School District serves the area, which earns a C-plus grade on Niche. Beverly Hills’ Lutheran church operates St. Paul’s Lutheran School, which has pre-kindergarten through eighth-grade programs. The College of Central Florida has a campus south of Beverly Hills in Lecanto.

Local options and new retail destinations

Beverly Hills's dining options are primarily located on County Road 491 or the North Lecanto Highway, with a mix of chain and local restaurants. The Breakfast Station has been in Beverly Hills since 1995 and offers morning meals and lunch. New England Pastry and Cafe on Lecanto Highway offers more than baked goods, serving steaks and seafood. Beverly Hills also has retail options along the highway, including a Winn Dixie grocery store. However, newer retail options, including Walmart and Target, have opened nearby.

Local bus services and healthcare nearby

Citrus County Transit provides bus service, with the green route making stops at several locations in Beverly Hills and connecting to the county’s orange line service. The closest airport is Tampa International Airport, an hour south on the Suncoast Parkway. The North Lecanto Highway leads to U.S. Route 41 to the north and State Road 44 to the South. Beverly Hills has several small clinics along the North Lecanto Highway, including Beverly Hills Medical Center. HCA Florida Citrus Primary Care is located on Forest Ridge Boulevard. The Tampa General Hospital system also has an emergency center in Hernando.

Hot in the summer but protection from hurricanes

Summers in Beverly Hills are hot and muggy. Temperatures can be cooler in the winter, but this usually does not last long. Hurricanes can be a factor in Beverly Hills, but the hurricane activity in 2024 did not severely affect the area. Mysliborski also says that this area is one of the least risky parts of Florida in terms of hurricanes. “People in Beverly Hills like to call it ‘hurricane-proof,” Mysliborski says. “I don’t want to jinx it, but we seem to be extremely lucky when it comes to hurricanes.”

Crime

According to data from neighborhoodscout.com, Beverly Hills has lower violent and property crime rates than the rest of Florida.
