Established residential streets and investment potential in North Side

In North Side Billings, investment opportunities and proximit to downtown and surrounding outdoors are draws. Two of the city’s largest employers, Montana State University Billings and the Billings Clinic Hospital, are both close to North Side, with sidewalk-lined streets and public transit providing easy access. “It’s one of the original Billings neighborhoods,” says Marc Osborn, a local Realtor with Montana Real Estate Brokers. “Billings has grown a lot in recent years, especially since COVID-19, with more people looking to buy away from a major city. People from larger cities are drawn to North Side because you still have access to downtown, while being minutes from the wide-open spaces of Big Sky Country.”

20th-century cottages and high-end condos

Ranch-style homes and cottages line the streets of North Side, with most built between the 1930s and 1950s. Houses sit close together on small lots, with mature trees providing a degree of privacy between properties, and many have fenced-in back yards. The area has seen some revival in recent years, though it remains popular among investors. While there are no recently sold homes in North Side Billings according to Homes.com data, current listings show list prices for single-family homes ranging from $120,000 to $380,000. Most of North Side features single-family builds, but standard one and two-bedroom condos are listed for $140,000 to $520,000, with luxury condos in the Billings Industrial Revitalization District listed for $530,000 to $830,000.

Public transit and access to I-90

Billings MET Transit operates the area’s bus routes, with nearby stops along Sixth Avenue and 27th Street. Interstate 90 can take drivers around 150 miles west to Bozeman, while Billings-Logan International Airport is nearby for long-distance travel.

A short walk to downtown Billings

One of the major perks of living in North Side is proximity to the dozens of shops and restaurants downtown Billings has to offer. The Burger Dive serves hot dogs, specialty burgers and loaded fries, while Stella’s Kitchen & Bakery is a popular spot for brunch or coffee on the go. The city hosts an annual Harvest Fest, farmers markets and other seasonal events, with Sky Point serving as a popular venue for festivities. The Pub Station hosts multiple events a week, from cover bands to film festivals. For groceries, shoppers can visit the Albertsons on North 27th Street or take the short drive north to Target.

Dual enrollment at Billings Senior High and MSU Billings

Most North Side families are served by McKinley Elementary School, which earns a B-minus grade from Niche. Riverside Middle School receives a C and offers a variety of extracurricular activities, including clubs centered around chess, reading and art. The B-rated Billings Senior High School partners with nearby institutions like Montana State University Billings and Gallatin College for its dual enrollment courses.

MSU Billings is less than a half mile from North Side and has roughly 4,000 enrolled undergraduate students.

Outdoor recreation at North and Swords parks

North Park has a playground, shaded picnic tables, a fitness center and facilities for baseball, tennis and basketball. Dehler Park plays host to Billings Mustangs and MSU Billings baseball games. From North Side, locals can walk to the cliffside trails of Swords Park, with over 4 miles of paths ideal for hiking and mountain biking overlooking the city. The 13-acre Coulson Park has paved walking trails and boat access along the Yellowstone River.
