Located on the far west end of Billings, Shiloh is one of the city's newest neighborhoods. Twenty years ago, the area was fully rural, but today it's increasingly taken up by master-planned developments and custom-built luxury homes, along with farms that have been here for over a century. "It definitely has more of a rural ambiance, which a lot of people around here like," says Polly Kovash, Broker/Owner at Metro Realtors, who has worked in the area for over 40 years. "But it's still close to West End retail, and the I-90 is just to the south, so it's actually fairly easy to get your shopping done and to get around town."
Shiloh still has lots of space for future homes, which attracts investors.

Contemporary subdivisions and custom-built estates
While older ranches and farms occasionally hit the market, the vast majority of Shiloh's housing stock is made up of modern subdivisions. Home styles within these subdivisions vary considerably, from contemporary Craftsman-style tract homes that offer 1,500 to 2,500 square feet to expansive, custom-built luxury homes and mansions that often sit on an acre or two of land. Tract homes here generally sell for $450,000 to $750,000, while luxury homes go for $800,000 to $1.5 million. The neighborhood is also a popular spot for custom-built homes. Quarter-acre to half-acre buildable lots typically sell for $100,000 to $200,000.

West End public schools
The neighborhood is part of the Billings Public Schools district. Meadowlark Elementary, which serves the northern part of the neighborhood, has a B-plus on Niche. Ben Steele Middle School and Billings West High School also have B-plus ratings. West High offers dual enrollment courses through Montana State's Billings campus, which is located on the north side of town.

Equestrian opportunities and Montana's only zoo
Horseback riding is a popular pastime in the neighborhood, which is home to multiple stables. More than a few locals also keep their own horses. ZooMontana, located near the interstate, is Montana's only zoo, housing 58 species, most of which are from northern habitats. Shiloh Conservation Area offers a couple of miles of paved trails that loop around sediment ponds and constructed wetlands, and is popular with joggers, walkers and birdwatchers. As a newer neighborhood on the edge of town, Shiloh doesn't have much in the way of city parks, so residents looking to visit a playground or shoot some hoops will have to head closer to the city center.

Next to the West End's shopping centers
While Shiloh is almost entirely rural and residential, it borders Billings' better-known West End neighborhood, which in recent decades has become the heart of the local retail scene. "As far as just ease of access to major retailers, you can't do much better," Kovash says. Most Shiloh residents are within a 5- to 10-minute drive of the local Costco, as well as an assortment of big box stores, including REI and Scheels. The West End is also home to an assortment of highly rated restaurants, bars and breweries, including regional chain Montana's Rib & Chop House. It is a little farther to the nearest supermarkets; the local Albertsons is more than 5 miles away from some houses in the neighborhood.

Easy access to the I-90
While there are a couple of bus stops in the northeast corner of the neighborhood, virtually everyone in Shiloh depends on cars to get around. Interstate 90 runs along the south side of the neighborhood, connecting it to central Billings and Lockwood, which are about 9 and 15 miles away, respectively. It's around 10 miles to Billings-Logan International Airport, which offers flights to 15 U.S. locations.
