Midcentury homes to the north, modern homes to the south
Housing in South Central varies dramatically depending on where one looks. “It’s basically two different neighborhoods split by the interstate,” says Polly Kovash, broker/owner at Metro Realtors, who has worked in the area for over 40 years. “On the north side, you have a mix of more modest houses built in the '50s, '60s and '70s. South of I-90, you have more modern developments that feel a bit more like the West End.” The north side of the neighborhood is dominated by late-midcentury ranch-style homes with a little less square footage but slightly larger yards, while most of the housing developments south of Interstate 90 feature two-story Craftsman houses and larger contemporary ranch-style homes. Houses on the north side generally sell for $240,000 to $400,000, while more modern homes on the south side usually list for $400,000 to $600,000. Pockets of newer townhome developments have emerged on the south side in the last two decades, with properties generally selling for $300,000 to $400,000.Multiple parks along the Yellowstone River
Local green space is concentrated on the south side of the neighborhood, where multiple parks can be found along the Yellowstone River. Riverfront Park, Norm Schoenthal Island and the Montana Audobon Center contain an interconnected network of well-maintained walking trails that pass by multiple boat launches and several excellent fishing spots along the river and its branches. The local schools are overseen by the Billings Public Schools district. Elysian Elementary School and Elysian Middle School both have A-minus grades on Niche, while Billings West High School has a B-plus. West High offers dual enrollment classes for college credit through Montana State University Billings, which is located on the north side of town.Big-box shopping along King Avenue
The neighborhood is shaped by its commercial corridors, particularly King Avenue, which runs parallel to I-90. Big-box stores like Cabela’s and Sam’s Club define the local retail landscape, but residents are also just a short drive away from the locally owned shops of downtown Billings. “It’s definitely easy to get your shopping done,” says Kovash. “But it’s also just a mile or two to downtown via Montana Avenue. And downtown has really come together over the last 10 years. It’s become a real destination, especially the restaurants and breweries.” There are also several popular chain restaurants within South Central, along with a few highly rated local eateries like Muzzle Loader Cafe, a favorite breakfast spot for longtime Billings residents.I-90 makes commuting simple
I-90 runs through the heart of the neighborhood, making for easy commuting to Lockwood, Laurel and greater Billings. The highway is bordered on either side by commercial and industrial zones, and traffic noise isn’t much of a problem in the residential portion of the neighborhood. MET Transit provides limited bus service through the area, with routes primarily focused on connecting retail centers to the downtown core. It’s about 5 miles by car from the neighborhood to Billings-Logan International Airport, which offers direct flights to 15 destinations in the U.S.
