South Side is a quiet neighborhood near the city center
South Side Billings is one of the city’s oldest neighborhoods, shaped by 19th-century railroads, 20th-century industry and hardworking communities that settled the area more than a century ago. The character of the South Side reflects its layered past — part residential, part industrial — with signs of wear, reinvestment and slow transformation. “There’s a lot of life coming into the neighborhood these days,” says Polly Kovash, broker/owner at Metro Realtors, who has worked in the area for over 40 years. “Housing is pretty affordable, and there’s a real sense of community. It’s the kind of place where you’ll still see kids playing on the street, where people don’t cut people off in traffic.”

Historic homes at budget-friendly prices
South Side features some of the oldest homes in town, with many dating back to the early 1900s, particularly those closer to downtown, where modest bungalows and cottages are common. These structures often sit on small lots and occasionally show signs of age, though some have been renovated or expanded. Most properties in the neighborhood are fairly cozy, offering between 700 and 1,500 square feet of space. Home prices are among the most affordable in all of Billings, with most properties selling for between $200,000 and $350,000. The median single-family price for Billings as a whole is around $350,000.

Right next to revitalized downtown Billings
Retail and dining options in South Side are limited, however the neighborhood is right next to vibrant downtown Billings. “Downtown has really undergone a rebirth in recent years,” says Kovash. “It had some starting and stopping, but it’s really got some traction now. There are a lot of new restaurants and brewpubs, and we get performers coming through pretty regularly. Way more than they used to.” Locals can grab groceries at the Albertsons on Montana Ave. And while South Side isn’t known for its dining, it is home to a couple of Billings institutions — Sandee’s Drive Inn and Kings Hat, two highly rated, old-fashioned diners known for their burgers.

Swim at South Park Pool and fish the Yellowstone River
The centrally located South Park is the largest green space in the neighborhood and is home to a public pool, picnic areas, basketball courts and a playground. The park also hosts community events and is a frequent site for barbecues and informal games. The east side of the neighborhood is bounded by the scenic Yellowstone River, which is popular with boaters, swimmers and anglers. The multiple private campgrounds in the neighborhood along the river are a testament to the recreational opportunities it offers. The eastern part of the neighborhood is also home to the Jim Dutcher Trail, a mixed-use route popular with cyclists that runs along the river from South Side to Two Moon Park.

Most kids attend local public schools
Students in the area typically attend local schools overseen by Billings Public Schools. Orchard Elementary School has a C grade on Niche, while Riverside Junior High has a C-plus. Billings Senior High School has a B-plus grade and offers dual enrollment classes to qualifying students at the nearby Montana State University Billings.

The South Side Neighborhood Task Force
The South Side Neighborhood Task Force, which has been around for over 50 years, organizes clean-up days, safety meetings and neighborhood outreach efforts. The annual South Park Summer Fest brings food trucks, live music and local vendors to the area each July.
Next to the interstate and close to the airport
Interstate 90 and state Route 3 pass through the neighborhood, making for easy commuting to the greater Billings area. Bus service provided by MET Transit includes several routes through South Side. It’s less than 4 miles by car to Billings-Logan International Airport, which offers flights to more than a dozen destinations in the U.S. While Billings no longer has an active train station, the Billings Railyard, located on the north side of the neighborhood, is still active and can be fairly loud at times.
