West End offers modern homes and nearby retail
Billings’ West End is a dynamic neighborhood that is home to the largest retail district in the city, along with some of its most sought-after residential communities. The neighborhood is split into distinct sections: mid-to-late 20th century toward the east and center of the neighborhood, modern housing developments on the west side, and bustling retail corridors along 24th Street, King Avenue, and state Route 302. “It has a really suburban feel,” says Polly Kovash, Broker/Owner at Metro Realtors, who has worked in the area for over 40 years. “There’s a lot of shopping and some nice houses, but you definitely need your car to get anywhere.”
Contemporary subdivisions alongside midcentury homes
Housing in the West End is marked by a range of options built over several decades. Older ranch-style homes and split-level houses, many constructed between the 1950s and 1980s, are found in the east and central part of the neighborhood, closer to Downtown. In contrast, most of the subdivisions on the west side of the neighborhood were built in the 2000s and feature larger two-story homes, often with Craftsman or colonial revival design elements. Midcentury homes in the neighborhood typically sell for $340,000 to $400,000, while modern two-story properties go for $400,000 to $475,000.
Big box retailers and major malls in the neighborhood
The West End is home to most of the big box retailers in the city, including Costco, REI and Target. The two largest malls in town, Rimrock Mall and Shiloh Crossing, are also located in the neighborhood. Both malls have their own AMC theater, so it’s easy for residents just about anywhere in the West End to catch the latest blockbuster. The neighborhood is also home to dozens of highly rated restaurants, as well as a selection of bars and breweries. Locals can grab a curry at Pakayor Thai before heading to By All Means Brewing or Canyon Creek Brewing for a craft beer. There are also multiple supermarkets in the neighborhood, including Natural Grocers and WinCo Foods.
Billings public schools
The area is part of the Billings Public Schools district, and multiple public schools are located within the neighborhood. Central Heights Elementary and Billings West High School both have a B-plus grade on Niche, while Will James Junior High has a B-minus. Students at West High can take college-level courses at Montana State’s Billings campus.
Large local parks and multiple golf courses
Sizeable city parks like Sacajawea and Centennial Park are spaced evenly throughout the neighborhood, so most residents are within a half-mile of playgrounds and athletic fields. Stewart Park and Centennial Park both host local softball and baseball leagues, with Stewart Park’s fields doing double duty as playing spaces for Yellowstone Youth Football. The 3-mile BBWA Canal Trail, which runs north-to-south through the center of the neighborhood, is popular with cyclists and joggers. Meanwhile, golfers can choose between two highly rated public 18-hole courses, the Yegen Golf Club to the north and the Exchange City Par 3 to the east.
Easy commuting to central Billings
State Route 302 and Interstate 90 pass by the neighborhood and connect it to the rest of the greater Billings area. Bus routes run by Billings MET Transit have regular routes along most of the major thoroughfares in the neighborhood, but most locals rely on cars to get around. It’s about 5 miles from the West End to Downtown Billings, and 12 miles to Lockwood via I-90. Billings-Logan International Airport is around 8 miles away by car and offers direct flights to 13 locations in the U.S., including Seattle, Denver and Dallas.
