Blue River is a small town surrounded by mountains and hiking trails

Located at the base of the Ten Mile Range in the Rocky Mountains, Blue River is a secluded residential community surrounded by nature and centered on its namesake waterway. “Blue River has evolved with the buildout of town, getting more second homeowners than full-time,” says Michelle Eddy, Blue River’s Town Manager and Clerk. “However, it has been able to maintain its natural mountain environment and that rural mountain feel.” Homes tend to sit on expansive wooded lots, and the proximity to hiking trails and fishing at the private, residents-only Goose Pasture Tarn ensures locals have plenty of places to enjoy the landscape. Since there isn’t any retail space, locals drive 5 miles on Highway 9 to neighboring towns like Breckenridge for local shopping and restaurants.

Blue River, Colorado, offers a tranquil small-town atmosphere where residents enjoy easy access to scenic hiking trails. Whether it’s a leisurely walk along the Blue River Rec Path or a more challenging mountain trail, outdoor enthusiasts find plenty to explore.

Large wooded lots, some with private waterfront access

Blue River homes mostly consist of wooden lodges and contemporary estates with tall windows, all built since the 1960s. Lots begin at a half-acre, with the largest parcels spanning more than 2 acres, typically surrounded by mature pine trees and forests. The community has a median price of $1.4 million, though smaller two- to three-bedroom builds can sell for as little as $800,000 to $1.3 million. Sprawling custom builds, especially those with private lakefront access on Goose Pasture Tarn, can range from $2 million to almost $8 million, depending on size and amenities. There are still lots of empty lots for those looking to start from scratch, ranging from $300,000 to $1.2 million depending on acreage. Notably, many investors may convert their property into a short-term rental either seasonally or year-round. Some areas near the river are at risk of flooding during heavy rainfall in the summer.
