Tucked between the Boise River and Boise State University, Southeast Boise is one of the fastest-growing areas in the city. “It’s near the Albertsons grocery store headquarters and the Micron technology campus, which are two of the biggest employers in the state,” says Kealy Baughman, the owner-broker of Trail 27 Real Estate Group, who has sold multiple properties in the area. “The short commute to those places is incredibly appealing for homebuyers.” Rocky Mountain views and a 3-mile drive to the city’s downtown district add natural beauty and metropolitan flare to Southeast Boise’s suburban convenience.

Suburban variety and a wide range of prices in Southeast Boise
Comprised of several subdivisions, Southeast Boise has a diverse housing stock selling in a wide price range. The gated River Run community offers waterfront condos and contemporary-style estates costing between $600,000 and $800,000, a range higher than a Boise home’s average $400,000 selling price. Further west, Lakewood features a private park and five-bedroom Colonial Revivals from the 1980s, selling for $850,000. Midcentury ranch styles and 1920s bungalows closer to downtown typically have a price tag in the 500s. “New construction homes on 1-acre lots are becoming popular in the southernmost area near the river. Those usually go for over $1 million,” says Baughman.

Boise River Greenbelt access, Barber Park floating and several swimming pools
Residents can access the 25-mile Boise River Greenbelt at Baggley Park or off South Riverstone Lane. The paved path connects some of the city’s most important green spaces, like Zoo Boise and Barber Park. “Anyone can rent a kayak or tube from the city at Barber Park to float along the river,” says Baughman. “This is very popular in the summer. The float ends at Ann Morrison Park.” It’s also home to a recently renovated playground and rubber-surfaced basketball courts. Anglers can catch bluegill at Parkcenter Pond, and tennis players can practice their serve on the courts at Williams Park. The 18-acre Ivywild Park offers a lifeguard-protected public swimming pool with a winding water slide. Those looking for a more intense swim can stop by the Idaho Central Aquatic Center on Findley Avenue to use the 8-lap lane pool. Southeast Boise is less than 2 miles east of other popular recreational hubs, like the 18-hole Warm Springs Golf Course, the Idaho Botanical Gardens and the 4-mile Table Rock hiking area.

Investigative chemistry classes and raptor biology degrees for Southeast Boise students
Children in Southeast Boise can attend White Pine Elementary, which has an overall B-plus grade from Niche. Next, students may go to A-graded East Junior High, where they start planning for their high school career with counseling sessions beginning in eighth grade. Once students attend A-graded Timberline High, they have over 25 Advanced Placement classes to choose from, including investigative chemistry and 3D art design. The neighborhood’s proximity to Boise State University makes it easy for learners to continue their education as the school offers degrees in over 200 areas of study, with the most unique one being raptor biology. “There are quite a few apartment complexes close to Broadway Avenue, and those are where students tend to live,” says Baughman.

From chain options on Broadway Avenue to local spots in Bown Crossing
Southeast Boise has a plethora of thoroughfares and shopping centers filled with convenient amenities. For instance, Broadway Avenue is brimming with chain restaurants like Taco Bell, Dutch Bros Coffee and McDonald’s. Nationally known retailers like The Home Depot and Petco are on Federal Way. The Bown Crossing shopping center in the area’s eastern region offers a public library and an old-fashioned candy emporium. Foodies will also find several restaurants, including the locally owned Tavern at Bown Crossing, a steakhouse with sushi options and a rooftop deck. An Albertsons grocery store resides along Apple Street at the area’s core. Egg Mann and Earl is a local go-to along the street, offering reimagined breakfast basics like sourdough pancakes or French toast dipped in cornflakes.

Subdivision walkability, Interstate 84 access and proximity to Boise Airport
“The area is walkable within each subdivision,” says Baughman. “Like if you live in a Bown Crossing condo, it’s easy to get to the shopping center.” Though residents won’t have to hop on the highway to access downtown Boise, Interstate 84 is less than 2 miles south of the area. Parkcenter Boulevard and Boise Avenue are dotted with numerous Valley Regional Transit Authority bus stops. Furthering Southeast Boise’s central location, Boise Airport is also about 3 miles east of the area.
The Greenbelt starts near Lucky Peak reservoir and runs through the middle of Southeast Boise.
