Bonadelle Ranchos-Madera Ranchos offers multiple living environments
Bonadelle Ranchos-Madera Ranchos is a sprawling section of Madera County that offers buyers residential atmospheres that fit their lifestyle. The southeast side of this community, known as Madera Ranchos, features a suburban feel with smaller lots close to commercial amenities on Avenue 12. Bonadelle Ranchos, to the west, has multi-acre lots, giving residents a sense of seclusion, which is a draw. “Especially people with kids. Or into hobbies — like dirt bikes, animals, horse leisure riding,” says Kristin Price, a local Realtor with London Properties who has more than a dozen years of industry experience. “That is the attraction to being out there.” People across the Bonadelle Ranchos-Madera Ranchos are within 15 miles of retail and restaurants in Fresno.

Modern and established properties create a diversely developed area
Many homes around Bonadelle Ranchos-Madera Ranchos are a bit older, built across the mid-to-late 20th century. Ranch is the predominant style. Houses in the Bonadelle Ranchos side sit farther back from the rural roads they were built on, giving residents more space. “A lot of people have 2- to 5-acre lots,” Price says. “They call them ranchettes. People really like that.” Lots in Madera Ranchos, though smaller, are still often at least a half-acre. Most of these established homes in Bonadelle Ranchos-Madera Ranchos sell for $430,000 to $800,000. However, the Riverstone master-planned development in the easternmost corner of this area offers recently built, Mediterranean-style houses for $350,000 to $950,000, based largely on square footage.
The compact Craftsman homes of Riverstone are relatively new and several are still for sale.

Multiple area schools include extended care programs
Bonadelle Ranchos-Madera Ranchos is part of the Golden Valley Unified School District, which has an A-minus grade on Niche. Students may attend the A-rated Stone Creek, A-minus-rated Webster or B-plus-rated Sierra View for kindergarten to sixth grade depending on where they live, and all offer before and after-school programs for a fee. Ranchos Middle carries an A-minus grade, and extracurricular opportunities include an esports club and a Mathematics, Engineering, Science Achievement chapter. Athletic programs at the B-plus-rated Liberty High have multiple recent Northwest Sequoia Conference titles, including in boys and girls golf, and girls cross country and track. “They’re very supportive of their schools,” Price says of Bonadelle Ranchos-Madera Ranchos-area residents. “The football games are a big hit.”

Route 41 and Avenue 15 connect to metropolitan centers
Drivers can use California State Route 41 to drive directly into downtown Fresno, just over 22 miles away. Fresno Yosemite International Airport offers nonstop flights to 16 cities. Downtown Madera is about a 10-mile trip on Avenue 15. The recently remodeled, 103-bed Madera Community Hospital is roughly 11 miles away.
Dining, big-box stores and more are at quick reach
A commercial corridor along Avenue 12 has a mix of restaurants and stores. Ranchos Liberty Cafe here is a draw for breakfast. Locals like the tacos at El Rinconcito Mexican Grill. A State Foods Supermarket anchors the Madera Ranchos Plaza shopping center on this stretch, just a tenth of a mile from a Dollar General. Proximity to Fresno is one of Bonadelle Ranchos-Madera Ranchos’ draws, giving residents access to many more amenities. “Fresno has everything,” Price says. “They have all kinds of things there.” The Park Crossing Shopping Center off Route 41 in Fresno features Trader Joe’s, Petco and Sportsman’s Warehouse. The nearby University Park plaza offers Sam’s Club and Lowe’s, while tenants at the River Park Shopping Center across the road range from Macy’s to Target. Papi's Mex Grill is one of Fresno’s popular restaurants. “Everybody loves that restaurant,” Price says.

Surrounding area offers trails and bodies of water
The rural landscape beyond the homes in Bonadelle Ranchos-Madera Ranchos offers multiple spots for outdoor recreation. The Hensley Lake Recreation Area, 17 miles away in Raymond, is a draw for camping, and its trails attract mountain bikers. The lake itself is open to fishing, swimming and boating. Millerton Lake State Recreation Area in Friant, a 16-mile trip, has a trail system that includes the 14-mile San Joaquin River Trail. People also come to Millerton Lake for camping, fishing, swimming and boating, including wintertime bald eagle spotting boat tours. Residents in the Riverstone development have access to neighborhood parks, including Pavilion Park, with a playground, a field for soccer and field hockey, and multiple covered picnic areas.
Flatlanders Day Parade and Fair is a long-running tradition
May brings the Flatlanders Day Parade and Fair to the area. The event dates back more than 30 years. The parade traces along Road 36 and includes a fair with food and crafts at Liberty High.
