Franklin Field North is a vibrant and diverse neighborhood in Boston’s Dorchester area. The area offers mostly condos and apartments inside historic Queen Anne and Colonial Revival homes or brick buildings. “The community is a mix in terms of age groups,” says Richard Phipps, founder of CFS Realty and Management and Consumer Financial Services, who has sold many homes in the area. “There might be young individuals with roommates or who have moved back in with extended family, to professionals working in tech.” Plus, the neighborhood is home to the sprawling Franklin Park, which hosts community events and has everything from sports fields to a zoo. The area’s location is a primary draw for residents, as it sits about 5 miles south of downtown Boston and about 4 miles from UMass Boston, attracting both working professionals and students.
Home to the sprawling Franklin Park
Franklin Park, Boston’s largest, is in the neighborhood. The 527-acre outdoor space offers a mix of scenic spaces and entertainment areas. Hikers can walk through woodlands and past rocky cliffs, while high school athletes compete at the park’s White Stadium. The William J. Devine Golf Course – the second oldest in the nation – was established in 1912, and cultural festivals and community events are regularly held at the Elma Lewis Playhouse in the Park, which was named for a revered cultural icon in Boston. But the park’s crown jewel is the Franklin Park Zoo. At over 70 acres, the zoo’s array of animals has been attracting families since 1912. There are also many events in the park, from Juneteenth celebrations to summertime light shows.
Given the neighborhood’s proximity to Boston, all of the city’s many amenities are within close reach of residents here. From the vast collections of the Boston Museum of Fine Arts to Red Sox games at Fenway Park to the historic offerings of Faneuil Hall, most of the city’s famous offerings are within 6 miles of Franklin Park North.
Apartments and condos in historic multifamily homes
Residential streets are hilly and narrow in Franklin Field North. Parked cars line the sidewalks, concrete steps lead to front porches and mature trees shade second-floor balconies. Most properties were constructed in the late 19th or early 20th century, with the most vintage homes on Harvard Street, the neighborhood’s oldest thoroughfare. Multifamily housing and apartments are the standard, as nearly three-fourths of residents rent, and three-fourths of the neighborhood’s properties are condos. Widespread styles include Queen Annes, Colonial Revivals and triple-deckers. Multifamily properties can cost investors between $675,000 and $1.6 million, depending on size, age and condition. A condo in one of these buildings will cost between $490,000 and $750,000.
Getting around Franklin Field North
Franklin Field North offers easy access to all of Boston. The neighborhood is served by many Massachusetts Bay Transportation Authority bus routes, which can take residents throughout the city. For rail commuters, the Four Corners/Geneva station is just outside the neighborhood and stops at locations in Boston on the Fairmount, Franklin/Foxboro, and Providence/Stoughton lines. The Shawmut Station on the Red Line is about 2 miles east. Drivers can avail themselves of major thoroughfares like Blue Hill Avenue and American Legion Highway to get to Boston by car. For air travel, Boston Logan International Airport is about 8 miles northeast.
Small markets and restaurants throughout the neighborhood
Small shops line the streets in Franklin Field North, and residents are within walking distance of markets, nail salons, barbershops and restaurants. “There are a few restaurants in the area, but they are typically small and one-off,” Phipps says. Island Style and Murl’s Kitchen serve Jamaican cuisine, while La Esquina Restaurant is open late, making sandwiches with a side of fries until 1 a.m. In the southern part of the neighborhood, residents will find Happy Supermarket and Dollar Tree, making everyday errands more convenient.
Students zoned for Boston Public Schools
Boston Public Schools serve Franklin Field North. Students can attend Sarah Greenwood School, which receives a C from Niche, from kindergarten to eighth grade. They may continue their studies at Jeremiah E. Burke High School, which receives a C-plus and was the alma mater of Grammy-winning artist Donna Summer.
