Located near the Lee Hill peak, Boulder Heights is a rural neighborhood of winding dirt roads that lead to rustic homes. The remote mountain town is surrounded by forests and grasslands, offering the quiet that comes with seclusion. “In the mountains up there, people are looking for more space and privacy,” says Real Estate Associate Nick Duncan with LIV Sotheby’s International Realty, who is also a Boulder Heights resident. “People also like being connected with nature, and don’t mind the extra work it takes to get up there.”

Million-dollar mountain homes
Most homes in Boulder Heights are spread out along dirt roads, with plenty of land to go with them. “On the very top, there are some houses with 30 to 40 acres, so it’s a good amount of land,” Duncan says. Multi-story mountain homes are common, with wrap-around porches, picture windows and wooden siding. These properties range from 2,000 to 3,500 square feet and can cost $1 million to $1.5 million. Some of these homes have been fashioned to resemble rustic cabins, with fireplaces and A-frame architecture. There are also traditional single-story and modern contemporary homes with stone accents in the neighborhood. These are similarly priced between $1 million and $1.1 million. Luxury estates are rare in Boulder Heights, but there are a handful for upward of $3.5 million. Many of the properties in Boulder Heights with large acres of land may come with private hiking trails as well.

Recreation on the mountains
The Boulder Heights terrain lends to a wide variety of outdoor recreation. There are multiple mountain trails in the area, including ones that lead to Sunshine Saddle, Fourmile Canyon and Lefthand Canyon. Hikers, bikers and horseback riders are all allowed to explore these pathways. Buckingham Park is a cleared space and picnic area along Left Hand Creek that has easy access to the water and trails that follow. Boulder Heights is right on the edge of Roosevelt National Park, which has mountains, lakes and grassland areas. Gamelines Archery Club on Mine Lane is a private range for archery and bowhunting in preparation for hunting season. Patrons can practice in tree strands and on 3D models of local wildlife. There is also a Pilates studio in Boulder Heights and a handful of meditation centers.

The community’s fire protection district
The Boulder Heights landscape means the community can feel the effects of extreme weather. “We get more weather up here than in town since the top of Boulder Heights is about 3,000 feet higher,” Duncan says. Piles of snow and fallen trees from thunderstorms can be hard to navigate on dirt roads that don’t get cleared quickly. The area’s natural landscape can also come with environmental challenges. Boulder Heights is at a possible risk of wildfires, which is why the Boulder Mountain Fire Protection District (BMFPD) has a station in the neighborhood. The district is comprised of over 50 volunteer firefighters and emergency medical personnel. Additionally, Station Two provides outreach and educational opportunities that spark community engagement.

Getting a quality education
Families living in Boulder Heights can send their children to schools within the Boulder Valley School District. Foothill Elementary School maintains an A grade by Niche and has an outdoor learning center on its grounds. Centennial Middle School receives an A-minus grade and offers an Adelante program for first-generation students. Boulder High School earns an A grade and is ranked the No. 9 Best Public High School in Colorado, according to Niche. The high school is considered an Advanced Placement (AP) Focus School, offering over 30 AP-level courses.

Shop and dine out in North Boulder
As a remote mountain community, Boulder Heights lacks commercial areas. Traveling into the city of Boulder is required to shop for essentials or to dine out. North Boulder’s neighborhood and arts district are only 6 miles away, providing plenty of local restaurant options. Proto’s Pizza is a small chain serving brick-oven pies, while Spruce Confections specializes in freshly made pastries. Little Tibet adds international flavors to the area, while further down on Broadway, Lucky’s Market is a neighborhood grocery store selling organic, local produce and products. There’s also Safeway at the intersection of 28th Street and Iris Avenue, 7 miles from the neighborhood. Continuing down Broadway will take people into Downtown Boulder, where there are dozens of local retail and eateries.

Traveling through Boulder Heights
Most of the neighborhood roads in Boulder Heights are dirt paths that branch off from the area’s main thoroughfare, Lee Hill Drive. Other paved roads include Deer Trail Drive and Brook Road. Boulder Heights is a car-dependent neighborhood. Downtown Boulder is the closest metro area, roughly 8 miles south. Longmont is 19 miles northeast.
