Large lots in Sunshine Canyon sit on open hillsides and under tall pines. "The neighborhood has a smattering of different homes,” says Real Estate Broker Brooke Weathers with Compass, who has lived in Sunshine Canyon for almost 20 years. “A lot of properties are over 35 acres because you’re not allowed to subdivide them less than that. It guarantees the mountain character of the area because we do not have density.” Spacious log cabins, ranch-style homes and luxury estate-style homes can be found throughout the area, and many have long driveways that offer privacy from the road. Just two homes have sold in recent years, with prices ranging from the upper $900,000s to around $1.2 million. However, current listings range from $1.2 million to $5 million. Due to its remote location, internet access and speed can vary by property. Most of the area does not have fiber internet service, and owners typically use satellite internet, DSL or cellular-based connections.

Trails, open space and scenic overlooks nearby
Open spaces and outdoor recreation are easily accessible. “It’s called Sunshine Canyon because we get more sunshine than the other ridges in the area,” Weathers says. Bald Mountain Scenic Area is just east of the neighborhood and features a 1-mile hike to a scenic overlook of views of the Great Plains and the Continental Divide. The Anne U. White Trail and the Betasso Preserve Trailhead are also close by. For athletic facilities and an indoor pool, North Boulder Recreation Center is around 6 miles away.

With hilly terrain and a lack of public transit, the neighborhood is largely car reliant. Sunshine Canyon Drive offers a direct, 7-mile route to downtown Boulder, which typically takes around 15 minutes. Denver International Airport is about 48 miles away, and downtown Denver is about a 36-mile drive.

Most of the area’s roads are not paved, and many locals have vehicles with four-wheel drive to ease winter travel. “Sunshine Canyon Drive is a school bus road for Gold Hill Elementary School, so it gets plowed before most of the other roads in the area,” Weathers says.
