Single-family homes of different shapes and sizes
Most of the homes in Newlands are lined along gridded residential streets with access to alleyways for parking. There is an extensive variety of architecture in the neighborhood. Traditional single-story homes from the 1950s and Mid-Century Modern multi-levels with brick and vinyl exteriors are common. These properties range from 1,200 to 4,000 square feet and can cost $1 million to $4.5 million. There are also newer custom homes from the 2000s that have Craftsman features such as front gables, stone accents, pillars and front porches. These are priced around $3 million to $4.5 million. Additionally, many of these Craftsman properties in the neighborhood have either been remodeled from older homes or are newer in construction.North of Hawthorne Avenue, the neighborhood parts with gridded streets and boxed lot sizes in favor of larger, more organic properties. “Most of those streets are really exclusive cul-de-sacs. There’s no through traffic, it’s really quiet and it’s great for kids,” Delaney says. “People love the privacy.” The properties here are estate-like, with large front lawns and Victorian-inspired architecture, costing between $4 million and $7.5 million.
Sports and recreational facilities
With Newlands’ location right next to the foothills, the neighborhood provides access to plenty of outdoor recreation. Multiple trails lead into the hills, including the Dakota Ridge Trail, the Red Rocks Trail System and several others that navigate to Mount Sanitas. Additionally, North Boulder Park has a baseball diamond, basketball court, multi-use field and table tennis. There’s also the park’s Tot Track, a bike park with a dirt path and skills posts. “The community does a lot of congregating around North Boulder Park, whether it’s people celebrating birthdays, having a picnic or riding their bikes there,” Delaney says. “You’ll see in the summer, people have slacklines pulled, and tons of frisbee going on.” In the winter, the Boulder Nordic Club will visit the park to lay a track for traditional cross-country skiing. East of Broadway, the North Boulder Recreation Center has both indoor and outdoor facilities for community members to enjoy. The center offers free swim times for its indoor lap pool, open basketball in the gymnasium and classes for gymnastics.A-rated Boulder Valley public schools
Children living in the Newlands neighborhood can start their education at Foothill Elementary School. Earning an A grade from Niche, Foothill’s Fox Factory Makerspace promotes hands-on learning with a focus on STEAM. From there, students can attend Casey Middle School, a Pre-Advanced Placement school that maintains an A-minus grade. Boulder High School is ranked the No. 9 Best Public High School in Colorado, according to Niche, and earns an A grade. The school offers students concurrent enrollment opportunities at the University of Colorado. Shining Mountain Waldorf School is a private option in the area for kindergarten through 12th grade.Getting around Newlands
Newlands’ sidewalks and central location are the main contributors to its walkability. “A lot of people can walk or ride their bike to work Downtown. You can get there in just a few minutes,” Delaney says. The neighborhood’s bike score is 79 out of 100, because of its multi-use paths throughout the area. Broadway travels north to south through the city as a major thoroughfare. There are also multiple Regional Transportation District (RTD) bus stops along Broadway. The southeastern edge of Newlands is across the street from Ideal Broadway Shops, which has retail and restaurant options. “It’s a really cool business district that has a lot of style and history,” Delaney says. “It’s the place you walk to for a coffee.” Pekoe is a tea house offering specialty beverages, while Santo is a restaurant serving modern Mexican cuisine. For groceries, Ideal Market is backed by Whole Foods and sells organic produce and products. Across Alpine Avenue, the Community Plaza shopping center has Moe’s Broadway Bagel and Breadworks Bakery & Café for breakfast bites. Those with a sweet tooth can try rotating flavors of handcrafted ice cream at Sweet Cow. Downtown Boulder is also less than 2 miles away with its eclectic shops and trendy restaurants.
