The median sales price for a home in Newlands is roughly $2.1 million, which is more than twice that of Boulder’s, about $950,000. “[It’s] all single-family homes, for the most part,” says Clare Gleason, a real estate agent with eXp Realty, who has about 30 years of experience. “The lots back up to the open space and trails.” Housing prices range from the upper $900,000s to $7.5 million, depending on the home’s age and square footage. Townhouses cost around the lower 300,000s to the lower 700,000s. Newlands has an extensive housing selection, with a variety of architecture spanning a century.Common types of homes include: • Minimal traditional single-story homes, including bungalows from the 1920s• Mid-century modern multistory homes, with brick and vinyl exteriors • 21st-century Craftsman homes, with porches and stone accents• Attached townhouses, most of which come with a homeowners association North of Hawthorne Avenue, the neighborhood parts with gridded streets and box-sized lots in favor of larger, more organic properties that are estate-like. “Most of those streets are really exclusive cul-de-sacs. There’s no through traffic. It’s really quiet and it’s great for kids,” says Brian Delaney, broker and owner of Delaney Realty Group, who has over 20 years of real estate experience.

Public and private school options for Newlands

Children living in Newlands can attend public schools within the Boulder Valley School District. The neighborhood is zoned for Foothill Elementary School, Casey Middle School and Boulder High School – all are top rated. According to Gleason, many families prefer sending their kids to the area’s private school. Shining Mountain Waldorf School is located on Violet Avenue and serves kindergarten through 12th grade.

Easy access to outdoor recreation

Newlands’ proximity to the foothills makes it easy to get outdoors. Multiple trails wind through the area’s mountains and open spaces, including the Dakota Ridge, Red Rocks and Mount Sanitas trails. The neighborhood also has North Boulder Park, which features a playground, baseball diamond, basketball court and bike park. “The community does a lot of congregating around North Boulder Park, whether it’s people celebrating birthdays, having a picnic or riding their bikes there,” Delaney says. “You’ll see in the summer, people have slacklines pulled, and tons of frisbee going on.” The North Boulder Recreation Center is also nearby, with both indoor and outdoor facilities.

Shopping and dining amenities along Broadway

While the neighborhood is mostly residential, retail and dining are close by. Ideal Broadway Shops is directly east of Newlands and has a Whole Foods Market. “It’s a really cool business district that has a lot of style and history,” Delaney says. “It’s the place you walk to to get your coffee.” Pekoe is a tea house offering specialty beverages and sweet treats, while Santo is restaurant serving modern Mexican cuisine. Across Alpine Avenue is the Community Plaza shopping center, with its own selection of eateries like Moe’s Broadway Bagel and Sweet Cow, an ice cream shop. Downtown Boulder has more eclectic shops and trendy restaurants along Pearl Street, less than two miles away.

Newlands’ walkable streets and commuting options

Wide sidewalks and plentiful crosswalks contribute to Newlands’ high walkability. “It’s a great location,” Gleason says. “A little farther from Pearl Street, but it’s a little quieter, and still very walkable.” Cycling is also encouraged by the area’s multi-use paths. Alleyways lead to driveways behind homes, and street parking is allowed.Another commuting option is the Regional Transportation District (RTD) bus service, which has stops along Broadway. Newlands residents can take Broadway south less than 2 miles to reach downtown Boulder’s Pearl Street Mall. Drivers can also use Broadway to connect to Boulder Canyon Drive and travel across the city.
