Traditional neighborhood surrounded by recreation

Revamping 1950s suburbia
South Boulder’s planned residential streets include short, curved roads and several loops along Moorhead Avenue. Most homes in the neighborhood were built between the 1950s to 1970s and sit on grassy lots with driveways. Traditional ranch-style homes, split-levels and tri-levels make up many of the housing options, with attached garages and brick and vinyl exteriors. These properties range from 1,000 to 2,500 square feet and can cost $775,000 to $1.1 million. There are also townhouses in the neighborhood with traditional architecture that go for $500,000 to $700,000.
Remodeled homes with contemporary and modern features have become popular in South Boulder. “A lot of people are coming in and redoing the older houses, either working with the footprints or tearing them down and carrying their own vision,” says Realtor Lydia Creasey, Team Leader of Lydia’s Home Team with RE/MAX Alliance, who has almost 20 years of experience. These revamped properties can go for $1 million to $1.6 million.

Flatiron trails and park facilities
The neighborhood is situated with the Rocky Mountain flatirons to the west and large open spaces with creeks to the east. “People love the proximity to trails, and how easy it is to run or hike in the area,” Creasey says. The Kohler Mesa Trail has an access point in the neighborhood that follows a 4-mile loop filled with wildlife and wildflowers. Additionally, South Boulder has neighborhood parks that add green to the area. Martin Park has a playground, a baseball diamond, tennis courts and multi-use paths. A tree sculpture with bears carved into its side is a marker of the park that hints at its proximity to Bear Canyon Creek. Further south, Tantra Park has a four-pole slackline course. The University of Colorado Boulder has a handful of park facilities off Table Mesa Drive, including a tennis complex. The South Boulder Campus Lake has dirt paths surrounding it that are popular among dog walkers.

A shopping plaza of options
While most of South Boulder is comprised of residential areas, The Table Mesa Shopping Center has abundant shopping and dining. “There are some locally owned restaurants and breweries and coffee shops that are an attraction to people,” Creasey says. “The area also has some good conveniences.” Whole Foods Market and King Soopers are nearby grocers, and there are a handful of sportswear and equipment stores like Runners Roost and Neptune Mountaineering as well. Neptune Café & Bar serves beverages from local coffee roasters, while South Side Walnut Café has gourmet coffee drinks that pair well with their American breakfast platters. Walnut Cafe is a community staple that often participates in local events and donates to local Boulder charities. Across the street, Under the Sun Pub & Pizza has a wood-burning oven for their pies, plus house brews.
