A wide variety of housing styles and prices

The median sales price for a house in Whittier is around $1,180,000, which is higher than that of Boulder’s, about $950,000. “The housing is fairly dense, but it’s more affordable than west of Broadway,” says Clare Gleason, a real estate agent with eXp Realty, who has about 30 years of experience. “It gives you a more urban, pedestrian experience.” Prices range from the upper $800,000s to $3.1 million, depending on the house’s age, style and size.

Whittier’s housing market has an expansive selection of architectural styles spanning a century. Many have unique, custom features. Common homes include:

  • Victorian multistory homes from the 1890s to the 1920s
  • Single-story bungalows with porches from the 1900s to the 1920s
  • Traditional multistory homes and farmhouses from the 1950s to the 1980s
  • Multistory Craftsman homes with custom features from the 1980s to the 2020s
Closer to downtown Boulder and Pearl Street, there are also condominiums and townhouses. Units are priced around the upper $300,000s to $1.5 million, depending on number of bedrooms.

Whittier’s rental market adds options

With Whittier’s wide variety of urban housing, roughly two-thirds of its residents are renters. Condos and apartments spanning 450 to 1,400 square feet range from about $1,200 to $2,800 a month, depending on number of bedrooms. Houses for rent are also common. Since these properties are often larger, with houses spanning 1,000 to 1,800 square feet, they can cost between $2,500 and $7,500 a month.

High ranking public schools with quality programs

Children living in Whittier can attend top-rated public schools within the Boulder Valley School District. The neighborhood is zoned to Whittier Elementary School, which offers an International Baccalaureate Primary Years Programme. From there, students head to Casey Middle School and Boulder High School. Students at the high school can participate in over 30 different clubs and activities. The city of Boulder also has a selection of private schools.

Shopping and dining are nearby on Pearl and 29th Streets

In Whittier, dozens of retail and dining options are within reach. “Depending on where you live […] you can walk to both Pearl Street and the Twenty Ninth Street Mall,” Gleason says. Pearl Street has an array of small businesses, including Boxcar Coffee Roasters and River and Woods, a casual restaurant serving western comfort food. Heading west on Pearl Street will take residents to downtown Boulder and its pedestrian mall. “It’s a really vibrant shopping district,” says April Neuhaus, a managing broker with Neuhaus Real Estate. “Unique boutiques are more common than brand-name shops, and there are tons of local cafes.

To the east is the Twenty Ninth Street Mall, which is known for having national brands like Lululemon and Sephora. Shopping centers surrounding the mall offer retailers like REI and Target. There are also several grocers in the area: Trader Joe’s, Whole Foods Market and Sprouts Farmers Market, to name a few. McGuckin Hardware is a local landmark, operating since the 1950s. Cafes, chain restaurants and fast-food eateries are abundant.

Whittier is walkable, with many commuting options

Walking and cycling are encouraged in Whittier, with the neighborhood’s many bike lanes and crosswalks. Those who use the city’s electric bike share system can find multiple BCycle docking stations along Pearl Street. Multiple parking garages are located around downtown, but many residents have street parking at home.

When it comes to commuting, residents can also use the Regional Transportation District’s bus services. Drivers can access state Highway 119, known as Boulder Canyon Drive, and use it to travel east and west through the city and into the foothills. U.S. Route 36 is accessible via 28th Street and runs north and south. You can take U.S. 36 into downtown Denver, about 30 miles away.

Whittier has a handful of pocket parks offering recreation to the area, including:

  • Emma Gomez Martinez Park, which has a playground and paved walking loop
  • Greenleaf Park, which features a playground and basketball court
  • Fitzpatrick Park, which has an open field and picnic table
