Set along the picturesque backdrop of the Wasatch Mountain Range and 12 miles north of Salt Lake City site Bountiful, a bedroom community of just under 50,000. Named both for its fertile soil and after a city in the Book of Mormon, Bountiful sits in the footprint of miles of one-time Utah farmland. “We live as close to the mountains without living in the mountains. It’s beautiful here, plus the higher you go as the elevation changes, it creates some of the greatest sunsets you’ll ever see,” says real estate broker Ronn Marshall, owner of Maple Hills Realty and resident since 1978.

The higher the climb, the higher prices climb

With increasingly fewer places available for new construction, the housing market in Bountiful is and has become highly competitive. “Homes have always held their value relative to the market in other cities,” Marshall says. “The demand in Bountiful always has exceeded the supply. Land has become a premium because we’ve run out of buildable ground.” While single-family homes sell for just under $600,000, prices increase in stew with its elevation. Prices can exceed $1 million for mountain views. Land can fluctuate from $200,000 to over $2 million, depending on the size of the parcel. “I’ve seen land almost double in price over the last three or four years, and there is no room to expand or grow. All of the land in the Bountiful corridor has pretty much been developed,” Marshall says. “We’re starting to see people buy an older existing home, tear it down and build a new one.”

Kids can attend Davis School District schools

Bountiful is served by the Davis School District, which is Utah’s second-largest district. Niche awards Davis School District an overall B-plus. Bountiful is also home to two private grade schools, St Olaf Catholic School and Montessori Discovery Academy. The University of Utah is 15 miles south.

Limited city retail and restaurants

Bountiful has been judicious about retail zoning and allotment of commercial space to preserve its bedroom community aesthetic. City planners also are managing the flow of residential growth as well. “Bountiful is pretty well built out,” Marshall says. “What we’re seeing is more density. We’re seeing more apartments. And there’s no room for industrial. This is a place where people come to live.” As for shopping and dining, most of that is clustered in big box stores like Costco and Lowe’s Home Improvement off Veterans Memorial Highway. Most restaurants also cluster around the highway. “The dining here is okay. You’ve got your normal chain restaurants here,” Marshall says. “Farmington up the road has a big place for people to shop and dine. But basically, dining is limited.” it is important to note that many businesses are closed on Sunday, according to Marshall. Bountiful has a large population of members of the Church of Jesus Christ of Latter-day Saints and is home to a 104,000 square foot temple.

Bountiful views and parks

“It has the largest concentration of big tooth maple. So, you can imagine what our colors look like in the fall,” says Marshall. Bountiful has a variety of parks, such as North Canyon Park, which offers trails for hiking, tennis courts, a volleyball court and a playground. Mueller Park offers 13 miles of well-forested hiking and mountain biking trails at a 5,400-foot elevation built into the mountain. Hikers, bikers and equestrians can explore the trails. Bountiful City Park is known for its playground as well as its water facility. Here, at the park’s South Davis Recreation Center, visitors will find indoor and outdoor pools and a splash pad.

Crime in Bountiful

Rates of crime in Bountiful are typically below the state and national averages. Property and violent crime have been on a downward trend since 2022. Notably, the Bountiful Police Department has not reported any homicides in years. “When people ask me what I like about living here, I’ve constantly said I feel safe here. Why? The quality of the people here is fantastic,” Marshall says, explaining why he and typical Bountiful residents tend not to leave here.

Getting around Bountiful and traveling to Salt Lake City

Interstate 15 borders the eastern edge of Bountiful and is the main thoroughfare to Salt Lake City, a major employment hub 12 miles south. “The cool thing about Bountiful is three freeway accesses to I-15,” Marshall says. “You have entrances at 2600 South, 500 South, and 400 North. Once you’re on the interstate, it’s just 10 or 15 minutes to downtown, about 15 minutes to the airport.” Most residents drive, but there is a bus route directly to Salt Lake City.

Family-friendly celebrations

City events are generally family-friendly and emphasize the city’s natural surroundings. One of the town’s most popular events is its annual Handcart Days festival and parade. Timed to coincide with Salt Lake City’s Days of 47 Parade and billed as celebrating the past, present and future, the event is oriented around July 24th, Pioneer Day, a state holiday in Utah. “People love it here. My office is right on Main Street, where they have the parade. That day, I don’t go to the office because there are so many people sitting on my front lawn,” Marshall says.
