Driving through Davidsonville, prospective owners will be greeted by sparse pockets of large homes threaded throughout rolling swaths of farmland. “When I say there are newer subdivisions, I mean they were built from the 1980s onward,” Wright says. “There hasn’t been a lot of very recent development. It tends to happen in small bursts. Any properties in those subdivisions are going to be on a minimum 2-acre lot, so it appeals to people looking for a more bucolic setting with a reasonable commute to the city.” Square footage is a large determining factor in asking price. Colonial Revivals, Cape Cods and midcentury ranch-styles from 1,300 to 2,500 square feet can cost anywhere from $500,000 to $700,000. Larger Modern Traditional homes and Colonial Revivals, ranging from 3,000 to 7,000 square feet, can fetch between $950,000 and $2 million depending on the build year.In addition to upfront costs, homes in Davidsonville require some additional expenses. “Everything is still on well and septic out there,” Wright says. Depending on the size and age of the property, upkeep and maintenance on well and septic systems can cost between $3,000 and $12,000 on average.
Membership at South River Golf Club comes with perks
Residents can spend time outside at Bell Branch Park, Riva Park and Riverwood Park, all of which offer playgrounds, walking trails and fields for ball games or picnics. The Golf Club at South River, located 4 miles from the neighborhood, offers a top-rated 18-hole course, a spa and a bistro for members. Membership also includes additional perks. “Any member of South River is a member of Queenstown Harbor Golf, as well,” Wright says. “Queenstown has two beautiful 18-hole courses. I just played there a few days ago. It’s over on the Eastern Shore, but it’s a really easy drive from Davidsonville. You just hop on Route 50 and cross the Bay Bridge, and you’re there.” While on Maryland’s Eastern Shore, locals can also spend a day lounging on the bayside beaches at Matapeake Park. If not looking to venture quite that far, Sandy Point State Park is just 20 miles east and does not require crossing the bridge.South River High School is among the county’s best
Students can begin at Davidsonville Elementary, which earns an A-minus from Niche and is located near the center of the neighborhood. Depending on which side of the highway they live, students may then attend Central Middle in Edgewater or Crofton Middle in Crofton, both also A-minus institutions. South River High School scores an A and ranks in the top 5 best public high schools in Anne Arundel County. South River’s 19 athletic programs have won several state championships. Downtown Annapolis is about 13 miles east of Davidsonville, so residents can head up Route 50 and catch concerts at Ram’s Head On Stage, a tavern with an intimate venue attached. College football fans can head to the United States Naval Academy, while those who prefer NFL action are just under 20 miles from FedEx Field, home of the Washington Commanders. Those looking to spend a day in D.C. can take the Blue Line train from Downtown Largo straight to the Smithsonian, or change to the Yellow Line at L’Enfant Plaza to head north to Capital One Arena for hockey and basketball games.Two roads to Annapolis or Washington, D.C.
No public transportation serves Davidsonville, which is zoned entirely for residential and agricultural purposes, and residents need cars to get around. “The neighborhood is closer to Annapolis than it is to D.C., but a lot of people who work in D.C. choose to live there,” Wright says. Commuting residents have two major thoroughfares to choose from when making this trip. “Route 50 will take you right to New York Avenue, but you can also take Central Avenue, which becomes Pennsylvania Avenue once you get into the city. That way gets you right into the thick of it.” While the two highways make the 26-mile drive simple, traffic will often ensure that it is not quick. In January 2024, Washington, D.C.-area traffic was ranked 2nd worst in the country by TomTom, a geolocation technology specialist. Downtown Largo is the closest Metro Rail station, sitting 18 miles west of the neighborhood.Homestead Gardens for lawn care, landscaping, craft beer and live music
One of the only commercial presences in Davidsonville is Homestead Gardens, a longstanding garden center that also hosts a brewery called Beer Farm, where locals can enjoy craft brews, food trucks and live music while surrounded by for-sale foliage. “Other than Homestead Gardens and a country store at the corner of Central Avenue and Davidsonville Road, there’s really not much as far as shopping directly in Davidsonville,” Wright says. “Your main shopping areas would probably be Edgewater or Crofton. The Wegman’s in Crofton has become a pretty big draw.” Crofton is also home to the nearest Target and several casual eateries in the Waugh Chapel Towne Centre. In Edgewater, folks can grab pit beef sandwiches at Bayside Bull or enjoy a sit-down dinner at Edgewater Restaurant, which has been family-owned and operated since 1948.
