Rolling hills span East Bozeman’s neighborhoods and parks
East Bozeman’s expansive landscape is situated between the city’s edge and a combination of foothills and open spaces. “There’s a little bit more topography in this part of Bozeman. You get more rolling hills as you get closer to the mountains, and that provides some pretty tremendous views,” says Mark Meissner, a sales associate with ERA Landmark Real Estate, who has over 15 years of experience. Subdivisions are scattered around the area, with parks and natural spaces separating them. Downtown Bozeman is about 2-to-3-miles away and easily accessible for shopping and dining.
A diverse selection of single-family homes
Homes in East Bozeman come in a variety, depending on where they’re located. Sprawling ranch-style homes built between the 1960s and 1990s are common farther east, away from the city. There are also split levels and bi levels in the area. “The majority of the neighborhoods on this side of town are a little older, and they tend to be on larger lots,” Meissner says. “It’s a huge draw because you’re so close to town, but you have acreage.” Contemporary homes built from the 1980s to the 2010s are found in pocket neighborhoods closer to the city. There are both single and multistory homes – most have Craftsman features such as steep pointed roofs, front gables and a front porch area. Prices range from $725,000 to $1.6 million, based on property size and age.
Another option within a couple of subdivisions are new construction two-story homes with a New Traditional design. These houses are smaller, with farmhouse-inspired features, and priced around $530,000 to $930,000. Closer to downtown, there are contemporary condominiums with a similar cost.

Staying active in parks, open spaces and recreational facilities
Several city parks are scattered throughout East Bozeman. Story Mill Park sits north of Bozeman’s Historic District and has a playground, amphitheater and off-leash dog park. Trails and boardwalks carve through the park’s natural wetlands area. Burke Park is called “Peets Hill” by locals and known for having a variety of hiking trails. Some subdivisions have their own pocket parks with playgrounds. Lindley Park hosts the Bozeman Farmers Market on Tuesday evenings in the summer. According to Meissner, Bozeman Health, the city’s regional medical center, owns a glen on the east side of Highland Boulevard and contracts local organizations to cut hiking, biking and winter ski trails throughout the open space.
The Bozeman Softball Complex is an additional recreational facility, with its baseball/softball stadium that hosts leagues and tournaments. Valley View Golf Club offers a private, 18-hole golf course, though the Bridger Creek Golf course is open to the public, about 5 miles northwest.
A-rated Bozeman public schools
East Bozeman is served by Bozeman School District 7. The area is zoned to four elementary schools: Longfellow, Irving, Hawthorne and Morning Star. Longfellow Elementary School has a self-supporting art program that operates based on fundraising. From there, students can attend Sacajawea Middle School. Bozeman High School has over 45 student clubs and organizations, and offers diploma distinctions for Fine Arts, STEM and Humanities. “I was very happy with the level of education that Bozeman offered. They have a lot of Advanced Placement classes and all kinds of opportunities,” says Pam McCutcheon, a real estate broker and owner of Small Dog Realty, who has over 25 years of experience. All three schools earn A grades from Niche.
Local shops and restaurants in downtown Bozeman
Shopping and dining are limited in East Bozeman, where most commercial spaces are either industrial or home service-based. Town & Country Foods is the neighborhood’s grocery store, located on Highland Boulevard. Downtown Bozeman is 2-to-3 miles west with more commerce. “We have an amazing, vibrant downtown. We’ve got great restaurants, really fun shops and a lot of local stuff,” McCutcheon says. There are sporting goods stores, specialty shops and clothing boutiques like Out West Trading Co. The Nova Café is a breakfast restaurant, and Brigade is a bistro serving upscale American dishes. A handful of breweries and taphouses like Montana Ale Works are also found downtown. The closest Walmart Supercenter is about 5 miles northwest.
Traveling through East Bozeman by bike, bus or car
East Bozeman’s trails create a semi-pedestrian and cyclist-friendly community. When it comes to public transportation, the city’s Streamline Bus service has stops along Ellis Street and Highland Boulevard. Interstate 90 merges with U.S. Highway 191 in East Bozeman, both traveling east and west. Commuters can use U.S. 191 to reach the rest of the city, and I-90 to travel west to Butte or head east to Billings. “With the direct access to I-90, you can very easily get over to the 19th Avenue corridor and avoid going through town,” Meissner says. Bozeman Yellowstone International Airport is roughly 14 miles away.
