Brandon is known for its standout schools and genuine small-town vibe, all while being just a short drive from Sioux Falls. It’s not a huge city — the whole place covers under five and a half square miles, and fewer than 11,000 people live here. Life moves a little slower, and you get the benefit of family-friendly parks, local shops and convenient access to Sioux Falls for its cultural attractions and broader job market.

Local amenities and manufacturing jobs keep Brandon thriving

Though rural, Brandon has its own attractions and employment options. "It has cool stuff — like a performing arts center on the main high school campus, and when a small town reaches a certain size, it gets a Dairy Queen," says David Shelton, the managing broker of Century 21 Advantage with over 30 years of experience. Shopping, dining and everyday services surround Splitrock Avenue and Holly Boulevard — from fast food to local eateries like The Drop Nutrition, to Sunshine Foods for groceries, Brandon Ace Hardware, and more. For work, Marmen Energy is a major employer, and the City Administrator Bryan Read notes that the manufacturing base is substantial. "We've got two firetruck manufacturers, a hydraulic cylinder manufacturer and a ton of smaller manufacturers. Over the last 30 years, we've filled a couple of hundred acres with industrial parks."

Growth brings a mix of single-family homes, villas and townhouses

Brandon's variety of housing styles leans toward mostly traditional single-family homes. Ranch-style properties — classic or modern — are especially popular, along with split-level and contemporary styles. Aspen Ridge, located across from Brandon Golf Course, offers more options, including villas and townhouses, in addition to single-family homes. Then there's Twin Rivers Crossing, which features properties that back up to Aspen Park. "You just see homes filling in," Shelton says. "Farmers sell some land and make room for more homes, commercial and industrial." The lots range from suburban to more rural, and some are over an acre. Prices typically start in the low $200,000s and reach the high $700,000s, with the median sale price in the upper $300,000s. One of the most expensive homes in Brandon sold for over $1 million, but this is still a rare price point.

Quality of public education

Brandon Valley School District is among the state's top districts, made up of four elementary schools, an intermediate school, a middle school and a high school — all of which are highly rated.

Where residents go for parks, trails and outdoor activities

Brandon maintains over 170 acres of green space. Aspen Park is a popular spot, offering a pool, playground, sports courts and ball fields, and a new indoor ice hockey rink. Its trail connects to the Big Sioux Recreation Area, a go-to for cycling, archery, canoeing or kayaking on the river, and camping. In winter, residents use the trails for snowshoeing and cross-country skiing.

Other key recreational areas include:

  • Brandon Golf Course and Hidden Valley Golf Course, both offering 18-hole public courses
  • Brandon Soccer Complex, with well-equipped facilities for players
  • McHardy Park, including picnic areas along Split Rock Creek and a sledding hill

How Brandon’s transit options and highways simplify commuting

Interstate 90 gets you right into Downtown Sioux Falls, roughly 10 miles from Brandon's center. Traffic is rarely an issue. "Coming from California, an hour and a half commute was normal. Here, that same drive takes 15 minutes at peak rush hour," Shelton says. For local travel, Brandon City Transit operates two 12-passenger and two wheelchair-accessible buses throughout the city limits.
