Part of the Imperial Valley, Brawley is a sleepy city about 60 miles north of the Mexican border. With a population nearing 30,000, the city has a small-town feel and a cost of living that is one-third of what it is in the rest of the state. “We’ve got plenty of land around here, so agriculture is one of the main industries,” says Realtor and 30-year resident Jay Goyal of Exit Imperial Realty. “They also call this the Lithium Valley because there is something like $500 billion in lithium deposits here, which is the largest deposit in the United States. By 2028 or 2029, they expect it will create thousands of jobs in the region.”

Affordable homes by Southern California and national standards

In a state known for runaway real estate prices, Brawley's housing is affordable and not just by California standards. In early 2025, the median home price was around $350,000, over 10% lower than the national number and well under the state median of $900,000. "Most homes will be priced in the $250,000 to $350,000 range, but new construction will be closer to $450,000," Goyal says. The city is overwhelmingly single-family, with only a handful of condos on the southwest side. "There aren't many differences between the houses. Most will be stucco, with asphalt or tile shingles and no high-pitched roofs because we don't get any snow," Goyal says. "We don't have 4,000 to 5,000 square foot homes — properties are usually half that size." Among the offerings are midcentury ranch-style homes and contemporary builds of Mediterranean influence.

Two different school districts serve Brawley students

The Brawley Elementary School District has four elementary schools and 2 middle schools and earned a C-minus rating from Niche. The Brawley Union High School District has two high schools and a B-plus rating.

Bird watching at the Salton Sea and off-roading at Glamis

Brawley has a handful of pocket parks with amenities like playground equipment and sports facilities, but there are iconic outdoor spots within 20 miles of the city. “People come from all over for bird watching at the Salton Sea,” Goyal says. According to the Audubon Society, more than 400 species of birds can be spotted near the highly saline lake, including many rarities. The Imperial Sand Dune Recreation Area, known as Glamis, is reportedly the country’s largest recreational dunes. The dunes stretch about 40 miles and are 5 miles wide. “Off-roading is huge here. It brings a lot of visitors to the region. We can get 100,000-plus visitors during the winter season. Summer is quiet,” Goyal says. The famous dunes have been seen in blockbuster movies like “Star Wars,” “The Scorpion King” and “Lawrence of Arabia.”

The Cattle Call Rodeo is the annual calendar highlight

Brawley’s Cattle Call Rodeo takes place on the second weekend of November. “The rodeo is the largest public event in Brawley by far. It brings out around 200,000 people, which is just a huge number for this area,” Goyal says. The Brawley Chamber of Commerce started the event in 1957 to fill the void of annual events in the city.

Dining and shopping in and around Brawley

Brawley has a couple of commercial stretches, including some independent and chain dining along Main Street. Various cuisines are represented, but due to the city’s proximity to the border, there is a heavy emphasis on Mexican food. A few stores stock essentials, but most local shopping is done at the Walmart Supercenter off South Brawley Avenue. "We don't have farmers markets, but there are always people selling by the side of the highway," Goyal says. More robust shopping and dining exist about 15 miles south in El Centro, including the Imperial Valley Mall, an indoor shopping mall with a whimsical carousel.

Interstate 8 is about 20 miles south via state Route 111

Brawley lacks direct interstate access, but state Routes 86, 78 and 111 connect the border region. Interstate 8, which runs along the border to San Diego, is about 20 miles south via the 111 in El Centro. “This is a small community with an easy, relaxed life. It’s not a rush, and there’s no traffic. You can go to Walmart for a gallon of milk and be out there and back in less than 20 minutes,” Goyal says. The Imperial County Airport is about 10 miles south of the city. “You’ve got a few flights to LA every day and a flight to Phoenix,” Goyal says. Pioneers Memorial Hospital is the city’s primary medical center.

Sweltering Souther California summers with environmental risks

The climate in Brawley is sunny and arid, with sweltering summers and mild winters. “We have more than 100 days of 100-plus degree heat from May until September. In August, it can be 115, 120,” Goyal says. “Winter is beautiful, though. You can wear shorts, and there’s plenty of sunshine.” There are over 300 days of sunshine annually in the Imperial Valley, compared to around 205 nationally. Imperial County is not in the state’s designated fire hazard zone, and the risk in Brawley is minimal. “We don’t have much vegetation that will catch fire and spread, so wildfires are not very common in the valley,” Goyal says. On the other hand, air pollution and air quality issues are a concern. According to an NIH study, the county has one of the state’s highest rates of asthma emergency room visits for children. The earthquake risk is also significant in the Imperial Valley, which is along major fault lines, making the whole region susceptible to severe earthquake damage. Overall crime statistics for Brawley were not available.
