Brighton suburb with a mix of rural and urban vibes

Platte River Ranch, a covenant-controlled neighborhood of Brighton, began as a farming hub. Now, young professionals, families and retirees call this place home. “There’s a downhome country feel in parts here,” says Chad Murphy, a broker associate with Compass, who’s been in the industry for almost a decade. “Even though medical facilities and retailers are nearby, and many work for oil and gas companies. We have a decent highway system here, and there are places to walk your dog or just relax.” About half the neighborhood borders city parks and lakes, sporting multi-use trails and fishing holes with the Rocky Mountains as a backdrop.

Variety of housing types and styles

Murphy says the neighborhood has three types of homes: attached townhomes, smaller and larger single-family homes with 3 or 4 bedrooms. “It’s hard to find smaller homes with yards at a lower price point, but we have them here, and those who want room for dogs, kids or distance from their neighbors can buy the larger homes.” These types are typically new traditional Prairie and Craftsman-styles built between the late 1990s and early 2000s. Many are split-level and have fenced-in backyards. Front yards are large enough for at least one mature tree and a flower bed. Prices range from around $387,000 to $535,000 based on square footage and if they have one- or two-car garages. Townhouses in the neighborhood’s northern end have two to three bedrooms with two-car garages, ranging from $325,000 to $420,000.

STEM center and music competitions at area schools

Kids may attend District 27J schools. Henderson Elementary earns a C from Niche and offers smaller class sizes. Rodger Quist Middle earns a C-plus from Niche and offers courses for Culturally and Linguistically Diverse (CLD) learners, as well as Career Technical Education (CTE). Riverdale Ridge High, which earns a B from Niche, features a new state-of-the-art Science, Technology, Engineering and Mathematics (STEM) Center on campus. Also, Riverdale has a music program that competes in state competitions. Belle Creek Charter School serves kindergarten through Grade 8 and earns a B-minus from Niche.

Nearby highway system and regional bus services

The CanAm Highway runs a few blocks east of the neighborhood and leads to Denver about 21 miles southeast. State Highway 7 is north of the community and connects with Interstate 76 to the east and runs out to Boulder to the west. Murphy says residents here are car-dependent, though there are public transportation options. The Regional Transportation District offers bus and light rail services, carrying passengers into Denver, and Brighton VIA transportation provides free rides to medical appointments, grocery shopping and other errands. Intermountain Health Platte Valley Hospital is roughly 5 miles east, while Denver International Airport is about a 16-minute drive southeast.

Park hiking trails and fishing with mountain views

With distant views of the Rocky Mountains, Ken Mitchell Park, named in honor of a resident veteran, provides several recreational activities. Paved and dirt-packed bicycle and hiking trails meander between lakes and the South Platte River, joining the Colorado Front Range Trail that will eventually expand from Wyoming to New Mexico. Its fishing pier sits at the park’s northern end. Additional features include picnic shelters and a playground. Birdcage Lake to the south is another fishing destination, where anglers can catch Bluegill, Largemouth Bass or Northern Pike.

Nearby brick-fired pizza and sporting destination

Fast-food joints border Platte River Ranch to the east, on both sides of CanAm Highway and along Bromley Lane. Sit-down restaurants, including family-owned Copper Rail Bar & Grill, are found about a mile northeast. This establishment combines arcade games and pool tables with brick-oven fired pizza and handcrafted cocktails. It’s the go-to spot for watching sports with multiple TVs and a 155-inch projection screen. A few blocks northeast of Highway 7, Lauer Krauts, a German-Russian counter-serve eatery, is known for its homemade krautberger, a meat-filled pastry pocket. They also specialize in chicken noodle soup and German coffee cake. Retailers like Big Lots and big-box stores like Walmart are near the northeastern Brighton Pavilions and Village Square shopping centers. Lulu’s Farm, just south of the neighborhood, sells fresh produce, meat, outdoor furniture and storage units seven days a week. Natural Grocers and King Soopers are nearby grocery stores.

Seasonal community excitement

A recreation committee organizes annual neighborhood family-friendly events. Kids hunt for Easter eggs in the spring, and homeowners hold yard sales. Summer activities include a car show with barbecue vendors at Magpie Park and an evening of swimming at Oasis Family Aquatic Park a few miles east. Oasis also hosts Adult Nights, where anyone age 21 and older can relax in the pool, listen to live music, enter to win prizes and enjoy food and alcoholic beverages. In December, families can take pictures with Santa Claus and sample soup and chili recipes.

Cold winters with snowfall

Platte River Ranch experiences warm summers and long, cold winters. The neighborhood averages about 37 inches of snow annually. City snowplow crews begin plowing after 1 to 3 inches of snow has fallen, but only plow the neighborhood’s school bus route and Bromley Lane. The neighborhood’s district board clears sidewalks after 2 inches have fallen.
