Between Loudoun County parks and Ashburn retail

South of Ashburn, Broadlands is a new master-planned community that spans 1,500 acres between the Dulles Greenway toll road to the east, Belmont Ridge Road to the west and Croson Lane to the south. Because it was built on wetlands, the National Wildlife Federation considers it a Certified Wildlife Habitat, and the natural landscape was deeply embedded in the neighborhood's design. "A great job has been done with civil engineering to beautify the community," says Michael Corum, a Realtor with Keller Williams McLean-Great Falls, "There's a drainage system through the community to prevent flooding, and the work they've done on the wetlands creates small creeks that decorate the area." People tend to move to Broadlands to be in an exclusively residential neighborhood with access to natural locales like the Beaverdam Reservoir and Loudoun County's highly-ranked schools. According to the U.S. Census, Broadlands had about14,000 residents in 2020, a nearly 14% increase from 2010. The average household income in this neighborhood is roughly $200,000, more than double the national average. Loudoun is one of the biggest hubs for tech and IT jobs on the East Coast, and a significant portion of the world’s internet traffic runs through 200 data centers in the county. Recent crime data for Broadlands is not readily available.

Condos, townhouses and single-family homes

Home prices in Broadlands range from $500,000 to $2 million, depending on type and square footage. Several subdivisions fill the area with winding, wooded streets and homes of various sizes. Many of the oldest were built in 2000. Single-level condominiums start around $440,000 and include The Signature, a 55-plus community. Townhouses, which are common in Broadlands, go from $550,000 to $900,000, usually with three or four bedrooms. Standalone homes mainly feature Colonial, Craftsman and farmhouse-style architecture. They can cost anywhere from $850,000 for a three-bedroom home with an attached garage to $2 million for larger, custom homes, some of which come with a pool. "The downside to living in Broadlands is the plane noise from Leesburg Executive Airport to the west or Dulles International Airport to the east," Corum says.

Beaverdam Reservoir will soon be a boating and fishing destination

There are 150 acres of flora- and fauna-friendly outdoor spots to the west and south of Broadlands. At the Broadlands Wetlands to the southeast, visitors can stroll along the boardwalk while observing animals like foxes, turtles and geese. "One of the cool things about Broadlands is the access to Beaverdam Reservoir; people love going there to fish," says Corum. Beaverdam Reservoir, a manmade body of water west of Broadlands, spans 350 acres. Construction has been ongoing since 2019 to make it a waterfront park with a boat launch and welcome center. Residents of Broadlands can walk tree-lined trails by the lake and glimpse everything from herons and bald eagles to white-tailed deer and raccoons. Anglers can catch largemouth bass or catfish, and the Loudoun Rowing Association organizes and trains high school crew teams and professional rowers here. Neighborhood parks include Hillside and Stream Valley, both of which feature tennis courts and forested walking paths. Across the street from Hillside Park, the Broadlands Community Center welcomes residents to cool off in the neighborhood pool.

Locals dine at Clyde's or venture to One Loudoun

Broadlands Marketplace is a small strip mall along Wynridge Drive with supermarkets and several restaurants. Folks often head to Clyde's, an American gastropub chain that’s been around for over 60 years. "The food is delish, and the bar is huge, so you'll find some businesspeople doing their happy hours there," says local real estate agent Vicki Benson of Pearson Smith Realty. One Loudoun shopping center 6 miles north in Ashburn features dining options like Uncle Julio's and Pho-nomenal, along with Alamo Drafthouse for dinner and a movie.

Nearby Loudoun County schools

Loudoun County Public Schools serves students in Broadlands. The district receives an A from Niche and is ranked the top public school district for athletics in the state. Private options include the Guidepost Montessori at Broadlands, which teaches kindergarten through sixth-grade students.

Commutes to D.C. in under an hour

Next to the community, the Dulles Greenway toll road can take commuters to downtown Leesburg or Washington Dulles International Airport in under 15 minutes. The Ashburn Metro Station, at the southeast corner of Broadlands, offers Silver Line access to the greater Washington area, with commutes by train taking just under an hour. Dulles International Airport, 7 miles south, offers domestic and international flights.
