Brock Hall offers the convenience of living in suburban Maryland, but it’s better known for its landscape of rolling grasslands, split-rail fences and spacious lots. The pastoral appearance may sometimes make it hard to believe this unincorporated community in Prince George’s County is roughly halfway between Washington and Annapolis. “Brock Hall has a more open, almost country feel to it,” says John Lesniewski, broker of Re/Max United Real Estate, which is about a mile from Brock Hall. Home lots in this community of 12,000 people tend to span a half-acre to 3 acres, sometimes supporting five- and six-bedroom colonial-inspired houses. Ample space and a green landscape attract new residents, with homes in Brock Hall usually selling quickly, Lesniewski says.

Unlike other communities in the area, Brock Hall wasn’t developed by a single homebuilder. “These were sold as lots, and each owner engaged their own builder,” Lesniewski says. “You’ve got everything from farmhouses to contemporaries to ramblers.” Some homeowners went a step further, designing houses with Spanish influences or a cylindrical shape. Single-family homes were built as far back as the '60s, but most townhouses have been built since 2000. Brock Hall’s median price is $570,000, higher than the national median. While homes tend to be outside federally designated flood zones, a pair of streams, Collington Branch and East Branch Collington Branch, create some flood risks.

The second-largest school district in Maryland, Prince George’s County Public Schools gets a Niche grade of C-plus. The district features comprehensive college preparatory offerings, including Advanced Placement classes, International Baccalaureate programs and a Science and Technology Program. The latter allows high schoolers to pick a “major,” such as biochemistry or engineering, and tailor courses and internships to their selected field.
