Spacious lots, ‘country feel’ in Brock Hall

Brock Hall offers the convenience of living in suburban Maryland, but it’s better known for its landscape of rolling grasslands, split-rail fences and spacious lots. The pastoral appearance may sometimes make it hard to believe this unincorporated community in Prince George’s County is roughly halfway between Washington and Annapolis. “Brock Hall has a more open, almost country feel to it,” says John Lesniewski, broker of Re/Max United Real Estate, which is about a mile from Brock Hall. Home lots in this community of 12,000 people tend to span a half-acre to 3 acres, sometimes supporting five- and six-bedroom colonial-inspired houses. Ample space and a green landscape attract new residents, with homes in Brock Hall usually selling quickly, Lesniewski says.

Custom home designs in the Maryland suburbs

Unlike other communities in the area, Brock Hall wasn’t developed by a single homebuilder. “These were sold as lots, and each owner engaged their own builder,” Lesniewski says. “You’ve got everything from farmhouses to contemporaries to ramblers.” Some homeowners went a step further, designing houses with Spanish influences or a cylindrical shape. Single-family homes were built as far back as the '60s, but most townhouses have been built since 2000. Brock Hall’s median price is $570,000, higher than the national median. While homes tend to be outside federally designated flood zones, a pair of streams, Collington Branch and East Branch Collington Branch, create some flood risks.

Farming and Wizard of Oz meet at Watkins Regional Park

Residents are close to a pair of public golf courses. Brock Hall’s Beechwood neighborhood was built around Lake Presidential Golf Club, while Oak Creek Golf Club sits directly north of Brock Hall. Small parks are spread throughout the community, while about 800 acres of green space await to the northwest at Watkins Regional Park. Visitors can spend the day playing miniature golf, exploring Old Maryland Farm and running around a Wizard of Oz-themed playground. Brock Hall is also less than 3 miles from Six Flags America amusement park.

College prep programs at Prince George’s County Public Schools

The second-largest school district in Maryland, Prince George’s County Public Schools gets a Niche grade of C-plus. The district features comprehensive college preparatory offerings, including Advanced Placement classes, International Baccalaureate programs and a Science and Technology Program. The latter allows high schoolers to pick a “major,” such as biochemistry or engineering, and tailor courses and internships to their selected field.

Highway connections to Washington, Annapolis, Baltimore

Census data shows many locals work government jobs, which makes sense considering the proximity to Washington and the state capital of Annapolis. U.S. and state highways surround Brock Hall, connecting it to larger cities. Commutes to Washington or Baltimore can take up to 90 minutes, while the drive to Annapolis typically takes 50 minutes or less. A large industrial park on the northeast side of Brock Hall has warehouses and distribution centers operated by Amazon, Target, Nordstrom and other large corporations, providing additional job opportunities.

Quick drive to downtown Upper Marlboro

Chain retailers, fast-food restaurants and a pair of grocery stores line U.S. Route 301 near the south end of Brock Hall. It’s less than a mile to Upper Marlboro’s Main Street, where a handful of small restaurants and shops fill strips of brick storefronts. Five miles north of Brock Hall, shoppers can browse more than 70 stores at Bowie Town Center shopping mall.

Prince George’s County crime data

Brock Hall doesn’t have a police force, but it’s serviced by the Prince George’s County Police Department. The county’s crime rate increased between 2022 and 2023, according to the most recent data from the state of Maryland. Plus, property-crime and violent-crime rates in Prince George’s County were higher than statewide averages in 2023. However, it’s important to note these statistics apply to the entire county of 950,000 people, of which Brock Hall makes up only about 1%.
