Industrial warehouses mingle with quiet, suburban streets
Located at the edge of Westchester County and within the northeast section of the Bronx, Eastchester is a mashup of city and suburban living within an otherwise bustling borough. Here, car dealerships, warehouses and beauty salons intermingle with quiet, residential streets lined with colonial-style single-family homes. Close to major highways like I-95, the neighborhood borders Mount Vernon to the north, Wakefield and Williamsbridge to the west, and Pelham Manor and the Hutchinson River to the east. “The east side towards Pelham Bay feels a bit more industrial with a lot of warehouses. However, you also have a lot of nice, single-family homes, which makes it appear really suburban,” says Rafael Silva, a licensed real estate salesperson for Douglas Elliman. “The best quality is the affordability. When you look at it compared to other neighborhoods in the area, with similar homes and ambiance, the area may feel the same, but the prices are a bit cheaper in Eastchester.” The drawback for these lower prices, however, is that it’s pretty far from Manhattan: it’s well over an hour commute to Midtown by train. “I tell buyers, the farther away from transportation you get, the more prices may come down. You might have more tranquility, things may be quieter, and you might have more of a suburban feel, but it’s a trade-off,” adds Silva.

A competitive housing market with single-family and multifamily homes
“People who are looking for a starter home gravitate towards the area because there’s more affordability,” says Silva. Lining the streets of Eastchester, buyers can find single- and multi-family homes in the form of detached colonials, Cape Cods and brick rowhouses, many with driveways or garages. Prices for a single-family home generally start in the mid- to high-$500,000s, but some newer or fully renovated houses can climb towards the mid-$600,000s. “Two-family homes tend to go for around $800,000. A lot of the listings come up at high price points, but they tend to be asking prices and very rarely do they settle on that. They normally settle in the high-$900,000s. Since 2014, the prices have doubled, but it’s really the demand,” says Silva. There are also some co-ops in the area with prices for one- to two-bedrooms ranging from $130,000 to $180,000. “Prices for co-ops are relatively affordable,” adds Silva.

Small green spaces surround the area
South of the neighborhood in Co-Op City, Givans Creek Woods is a 10-acre green space that is currently in a design phase for a new pathway construction, with an expected completion date of July 2025. The nearly 36-acre Seton Falls Park in nearby Edenwald is the go-to spot for many residents, complete with a playground, hiking trails and a manmade waterfall. One historical landmark in the area includes P.S. 15, an old schoolhouse on Dyre Avenue, which was built in the Victorian Gothic style with a steeply pitched roof and rough-faced stone base, and dates back to 1877.

Casual eateries and chains, with shopping in nearby neighborhoods
Some Caribbean and relaxed, globally-inspired eateries dot the neighborhood, as well as a few pizza spots and fast-food chains. Along Route 1, there’s Cozy Cottage for an inexpensive Greek and Italian-fusion lunch, and Fish N’ Ting is the spot for Jamaican cuisine and cocktails. For nightlife, Mingles Ultra Lounge has karaoke nights and serves up Caribbean food in a clubby setting. But for something a little more family-friendly, there’s Bowlerland where residents can practice their bowling game over a few slices of ‘za. Locals stock up on groceries at C-Town, while big box retailers like Sephora and Macy’s, as well as an AMC theater, can be found a little over a mile away at the Bay Plaza shopping mall.

P.S. 169 Baychester Academy serves prekindergarten students through fifth grade and earns a B-plus rating from Niche. Cornerstone Academy for Social Action (CASA) Middle School receives a C-plus rating from Niche. Harry S. Truman High School in nearby Co-op City receives a B-minus rating and has a wide variety of programming, including dance, digital media, culinary arts and computer science.

The last stop on the 5 train in New York City
Although residents can access the 5 express train at Eastchester-Dyre Avenue, a commute to Manhattan will still take well over an hour, since it’s the last stop on the train. Bus stops are found all along Boston Road, but many residents rely on a car to get in and out of the neighborhood. Hutchinson River Parkway is close by in Pelham Manor and LaGuardia Airport is under 14 miles away by car.
