Well-kept properties throughout the neighborhood
Kingsbridge is a neighborhood made up of two distinct residential real estate types: new construction condos with limited square footage; and spacious prewar one- and two-family houses designed in the Tudor, Georgian and Federal Revival styles. But what is unique about Kingsbridge? It’s Mitchell-Lama developments, like Amalgamated Housing Cooperative (AHC), state-sponsored limited-equity housing co-ops built in New York City during the post-World War II period. “Buyers may invest $20,000 to own equity in the building and keep their apartment with low rent, all utilities included,” says Steven Padernacht, Kingsbridge native and licensed broker at Keller Williams Realty NYC Group with over 20 years of experience. “AHC is an anchor of stability by stabilizing property values throughout the neighborhood,” says Padernacht. “Everyone in the area strives to maintain the same standards of upkeep.”

Moderately affordable multi-family homes and co-ops with a close-knit community
Kingsbridge offers a mix of housing styles, from detached single-family homes to two- or three-family homes and co-ops. According to Padernacht, a studio or one-bedroom co-op can start at $160,000, while a three-bedroom could climb up to around $600,000. Single-family homes, on the other hand, typically range from $500,000 to $1 million. Potential buyers are drawn not just to the affordability but also because “people are invested in their community, both financially and socially, which gives the neighborhood a distinctly close-knit feeling.”

For nightlife, there’s always Kingsbridge Social Club, a neighborhood hideaway serving wood-fried pizza and craft cocktails. And, one cannot forget The Punch Bowl, best described as “a century-old watering hole” by Eater, a pre-prohibition bar that has remained under the radar with its famously kitsch decor, including signed jerseys from both the Mets and the Yankees, stuffed dear and boar heads and mirrored advertisements from various beers. Also not to be missed is 98-year-old local resident Fred Schuster’s famous cheesecake bakery, S&S Cheesecake, which has been instituting his secret recipe since he bought the bakery in 1960.
