Middletown-Pelham Bay
Urban Core Neighborhood in Bronx, New York
Bronx County 10461, 10465, 10475
A Bronx locale that feels like the suburbs in the middle of the city
“It’s like the suburbs in the middle of the city at a really affordable price compared to the rest of Manhattan, Brooklyn and Queens,” says Bronx-based real estate broker Aaron Kass of Compass. A two-bedroom unit in a perfectly preserved 1960s co-op high-rise fetches just over $300,000, while a detached single-family 1910s Greek Revival goes for $500,000 to $700,000. Similarly, a 1920s renovated multi-family Colonial Revival with five-plus bedrooms has an asking price between $800,000 to $1.2 million. Homebuyers are also drawn to the finished basements commonly found in smaller, two- to three-family homes typical to Middletown-Pelham Bay. “Properties with mother-daughter setups attract buyers looking to renovate basements, either to rent out or use as in-law suites,” says Steven Padernacht, Bronx native and licensed broker at Keller Williams Realty NYC Group with over 20 years of experience.Next door to the city's largest park, Pelham Bay Park
Three times as large as Central Park, Pelham Bay Park contains a variety of habitats, including meadows, forests, salt marsh and a stretch of saltwater coastline. The section nearest to Pelham Bay, Tallapoosa Point, is bisected from the central green space by the Hutchinson River. This section, the southwestern offshoot, comprises the Bronx Victory Memorial, the Huntington Woods, a massive dog run and the Aileen B. Ryan Recreational Complex. Mounted police patrol the area, making a simple walk feel like exploring a wooded area in New York’s Gilded Age.Public schools with special programming, including P.S. 721X
Schools here are known for their fantastic after-school programming. Public kindergarten through 8th-grade school, P.S. 71 Rose E. Scala, has a B rating on Niche for its revered after-school activities, including drama, art, wrestling, soccer, dance and debate. Local public high school P.S. 721X Stephen McSweeney School specializes in education for individuals with intellectual disabilities, in lieu of a standard diploma, the institution features experiences that will lead to employment after graduation. Two private Catholic schools and the century-old Greek American Institute of New York also serve the neighborhood.City Island's famous seafood restaurants
Connected to Middletown-Pelham Bay by a small bridge with walking paths and two car lanes, City Island is a 4-mile drive or a 20-minute bike. There, visitors flock to its famous seafood restaurants and antique stores clustered along City Island Avenue. At one of the first intersections along the avenue, visitors will find Early Ruth Art & Antiques, a community staple since the 1970s. Further down the road, half-century-old Johnny's Reef serves old-school combos of fish and crustaceans with "chips," i.e., French fries, in one of the large cafeteria-style rooms with windows looking out over the sound.6 train subway line, including Middletown Road Station
Three stops on the 6 train bracket the north, middle and south of the neighborhood: Middletown Road Station, Buhre Avenue Station and Pelham Bay Park Station, respectively. Middletown-Pelham Bay is a 45-minute train ride into Grand Central or a 15-mile drive to JFK Airport.Family-favorite local establishments, including Enzo's Of Williamsbridge
Enzo's Of Williamsbridge is just a few blocks past Mercy College on the western border of Middletown-Pelham Bay. This 2022 Michelin Bib Gourmand winner is old New York Italian food at its finest. Neighborhood staple Zeppieri & Sons Italian Bakery has been serving Italian-made American desserts for over five decades, including cannoli, NY-style cheesecake and sfogliatella. Mangia's Brick Oven Pizza & Pasta serves a mean slice along a charming main drag closer to the center of the neighborhood. Here, you'll find a henna and threading salon, falafel food trucks, a halal bazaar and international specialty grocery stores, like the Korean-owned H Mart. Key Foods, a Stop & Shop and a dozen mini markets are within walking distance of any home in the area.
