Situated in roughly a square mile framed by the Bruckner Expressway and the Hutchinson River Parkway, Middletown-Pelham Bay is a calm neighborhood with a culturally diverse community. The population of more than 27,000 people retains many cultural traditions from the mainly Italian multigenerational influence, as well as Irish, Greek and German immigrant families that moved it at the beginning of the 1920s. Then there's also a new, smaller population of Hispanics, Bangladeshis, Asians and Albanians that has moved in. Main streets with commercial establishments and international specialty stores juxtapose the house-lined side streets with grassy lawns. Residents know each other on a first-name basis and have lawns to mow, and, at the same time, they can order arepas at 3 a.m. just like anywhere else in New York City.

A Bronx locale that feels like the suburbs in the middle of the city
“It’s like the suburbs in the middle of the city at a really affordable price compared to the rest of Manhattan, Brooklyn and Queens,” says Bronx-based real estate broker Aaron Kass of Compass. A two-bedroom unit in a perfectly preserved 1960s co-op high-rise fetches just over $300,000, while a detached single-family 1910s Greek Revival goes for $500,000 to $700,000. Similarly, a 1920s renovated multi-family Colonial Revival with five-plus bedrooms has an asking price between $800,000 to $1.2 million. Homebuyers are also drawn to the finished basements commonly found in smaller, two- to three-family homes typical to Middletown-Pelham Bay. “Properties with mother-daughter setups attract buyers looking to renovate basements, either to rent out or use as in-law suites,” says Steven Padernacht, Bronx native and licensed broker at Keller Williams Realty NYC Group with over 20 years of experience.

Three times as large as Central Park, Pelham Bay Park contains a variety of habitats, including meadows, forests, salt marsh and a stretch of saltwater coastline. The section nearest to Pelham Bay, Tallapoosa Point, is bisected from the central green space by the Hutchinson River. This section, the southwestern offshoot, comprises the Bronx Victory Memorial, the Huntington Woods, a massive dog run and the Aileen B. Ryan Recreational Complex. Connected to Middletown-Pelham Bay by a small bridge with walking paths and two car lanes, City Island is a 4-mile drive or a 20-minute bike. There, visitors flock to its famous seafood restaurants and antique stores clustered along City Island Avenue. At one of the first intersections along the avenue, visitors will find Early Ruth Art & Antiques, a community staple since the 1970s.
