When residents step off the 6 train at the outdoor elevated station of Westchester Square-East Tremont Avenue, they can see the neighborhood's historical architecture and home-lined side streets. Descend the steps inside the station, cross the turnstile, exit the lovely old Colonial Revival building and head north onto East Tremont Avenue in surrounding areas that make up the neighborhood of Westchester Square. "I think we're poised for some interesting appreciation over the next ten years," says Compass real estate salesperson Geoffrey Weiss when asked about the housing market in this part of the Bronx. "You have more train access over there with the subway running through. It's a very single-family-oriented kind of community."

Moderately priced townhouses and co-ops with steep HOA fees
"The neighborhood is made up of mostly detached prewar single-family townhouses and brick two- or three-family homes," says Joseph Cosentino, president and licensed real estate broker at Morris Park Realty, with more than $107 million in sales in The Bronx. "Most homes were built in the 1920s and 30s and have large rooms and an old-world charm." Handsome renovated slatted Italianate rowhouses with bay windows can be bought for under $800,000 here – a steal compared to prices in Manhattan and Brooklyn to the south. Elsewhere, three-bedroom and two-bath co-ops cost under $300,000, but buyers may have to pay a hefty homeowner's association fee. It's exciting to see six-unit buildings on the market starting at $1.5 million – if only to dream.

Independent shops on East Tremont Avenue
An active business association oversees a renaissance around the town square by East Tremont Avenue. Along with a standard run of chain pharmacies, fast food restaurants and grocery stores, there are a number of independent shops and restaurants. The spinach pie at George's Diner, a Greek restaurant a few blocks south of the town square, was singled out for praise by Eater Magazine.

Events at Westchester Square Library and Bronx Academy of Arts and Dance
The Westchester Square branch of the New York Public Library system is one of the oldest in the city. It moved into its current midcentury modern brick home in 1956, houses two stories of books and offers residents a packed schedule of events. BAAD!, or the Bronx Academy of Arts and Dance, leases a nineteenth-century gothic church for classes and performances in dance and theatre arts.

Public schools with B ratings from Niche, including P.S./M.S. 194
Local public elementary and middle school, P.S./M.S. 194, has a B rating from Niche for its collaborative teachers and family engagement. Public 9th through 12th grade school, Herbert H. Lehman High School, has a B rating for its strong leadership, and AP classes and word language courses in Italian and Spanish are available to students. A handful of private Catholic schools are also in the area, including St. Frances De Chantal School.
Lehman High School is a proud community school with a range of athletic programs.

Residents can reach Grand Central Station from the neighborhood's dedicated subway station in under 45 minutes. While the station is under construction until the estimated completion date in May 2024, passengers can access the next stop to the south, Zerega Avenue, or the next stop to the north, Middletown Road. The BX21, BX24, BX36, BX42 and Q44-SBS buses have routes that pass through or near Westchester Square.
